Paskins occupies two joined townhouses at 18 and 19 Charlotte Street in Kemptown, a quiet residential road running up from Marine Parade a few minutes east of the Palace Pier. It has been run on green principles for far longer than that was fashionable, with an award-winning record on energy, waste and sourcing, and it remains one of the best-known independent bed and breakfasts in the city.

Guests arrive into an Art Nouveau reception, all curved wood and coloured glass, and the rooms beyond are individually decorated rather than matched. Sizes and layouts vary considerably across the two houses - some rooms have a balcony, a few catch a slice of sea view down the street, and the smaller singles at the top are priced accordingly. All are en suite with wifi, television and tea and coffee.

Breakfast is the thing Paskins is famous for. It is served in an Art Deco dining room and the menu runs to more than a dozen cooked options, with an unusually serious selection of vegetarian and vegan versions alongside the organic sausages and free-range eggs. Bread, preserves and juices are chosen with the same care, and it is a substantial enough meal to make lunch optional.

Kemptown is the right base for anyone who wants Brighton without the volume. The seafront is at the end of the road, the Palace Pier and the Royal Pavilion are around ten and fifteen minutes' walk respectively, and Kemptown's own restaurants, bars and independent shops are immediately to the east. There is no lift and no private parking, which is normal for a Regency townhouse, so pack light and check the local permit zones before driving down.
