Sunbank House is a Victorian villa on the Dundee Road, on the eastern bank of the Tay below Kinnoull Hill, with several of its rooms looking directly across the river towards Perth's old town. It operates as a small, personally run guest house rather than a hotel, and that scale shows in the level of attention given to each stay, from breakfast through to local recommendations.

The bedrooms are individually furnished, generally in a traditional style in keeping with the house, and the best of them make the most of the river view. It is a short, level walk over the Perth Bridge into the city centre, or a slightly longer stroll along the riverside path, and Kinnoull Hill's woodland walks start almost from the front door.

Breakfast is cooked to order and is one of the reasons guests return, with Scottish ingredients and proper attention to detail rather than a standard buffet. There is no restaurant for evening meals, but the city centre's restaurants are within ten to fifteen minutes on foot.

It suits couples and independent travellers who want a quieter, more personal base than a city-centre hotel, with the river view and the hill walking as the main draws, at a lower price than the equivalent standard in the centre.
