Caravan park on Isle of Bute with clean shower facilities and an on-site restaurant.

About Roseland Caravan Park

Roseland Caravan Park on the Isle of Bute suits caravanners after a straightforward stop with decent facilities. The shower and toilet blocks are well-maintained, with hot water included, and there is a wash-up area for cooking equipment. Self check-in means arriving on your own schedule, and an on-site restaurant saves you cooking if you don't want to. The facilities are functional rather than modern, but they are kept clean.

The site sits a few minutes' walk from The Jam Jar if you want a break from the caravan. Rothesay itself is on the doorstep, offering the usual seaside-town amenities. This is a practical base for exploring the island rather than a destination in itself.

We stayed here for one night in our campervan and it was perfect for us. The self check-in made it very easy, we were emailed instructions on which pitch was ours and the best way to access it. Yes the pitches are slightly sloped but it was nothing our blocks couldn't solve (we were on the small campervan pitches for reference). The facilities were clean and functional, lovely free hot shower with coded entry to the block. If I was being picky I would say the shower/toilet block could do with a bit of redecoration but again, completely functional, except for the wobbly toilet seats. The site was lovely and quiet, hardly any traffic on the road outside the site, and a very reasonable price. It's a 10/15 minute walk into town but be aware the hill is very steep. We opted for a lovely dinner at The Jam Jar restaurant on site.

If you wish to camp on Bute this (for the moment) is the only option. The area for tents is small, 10 tents, and is surrounded by static caravans. Got the impression that tents were an afterthought! It’s also on an incline which for us on pitch 1A wouldn’t have been a problem if it hadn’t rained! The only comfortable way to sit the tent was for the door to be facing up hill but unfortunately due to a torrential downpour overnight it led to our things in the porch area being soaked!! The site is also overrun with cats!! I counted 12 young black & white cats at one stage along with 2 adult cats! The showers are free (not £1 for 3 mins as I was lead to believe) and were fab! Yes they’re housed in a breeze block built house but they were more than adequate and were cleaned daily. There was also an electric socket above the mirrors which some may find useful. There are no kitchen facilities which was disappointing just two sinks that had hot & cold running water, a washing machine & tumble dryer (you need £1 coins for them) and a cold water tap just outside. Theres also a slightly covered area at the side of the building with 2 benches & a picnic table which we found handy. If I was staying again I’d choose pitches 3 or 4 (they sit uphill) and take a water pistol to stop the cats spraying my tent!!

Upon arrival for the site we found the driveway through gate 1 (as instructed) was in a poor state of repair with damaged tarmac. Our allocated campervan pitch was sandwiched between holiday chalets and nothing more than a parking space in front of a chalet. The toilet block which was listed as newly built was like a wartime bunker made of concrete blocks, not painted and concrete floors inside with shared facilities with no segregation of male and female. No sanitary bins were provided for ladies and the disability toilet didn't lock. No shelving in any shower to put soaps etc. The rest of the site was given to tents which were wedged in a sloping site infront of more chalets. The site was very noisy and the facilities were shared with everyone on site with with only 3 toilets. The showers were Luke warm at best and no mats to stand on the concrete floor. There was also no wash pipe for the chemical toilet disposal which was just behind a gate on the end of the facility block. The bins provided for rubbish were very smelly and lots of feral cats around the site so not ideal if you are a dog owner. The best part of the site was the Jam Jar restaraunt. The owners of the site were nowhere to be seen on Arrival and reception only open at weekends. There was hot water in the washing up area. But overall with the price charged for the pitch and additional electric hookup was not value for money. The site looked tired and outdated and needed investment and tidying to attract new visitors. We were bitterly disappointed and would not return to this site.

Spent one night here during a recent trip to Bute. Great hot showers and clean. Campervan pitches evenly spaced out and level, self check in was simple. Would definitely stay again when in the area. Thanks for a nice stay 🙂
