Kilburn House is a Victorian town house that has traded its bed-and-breakfast past for a new life as a spacious holiday let. Standing within walking distance of Bridlington centre and the seafront, it offers enough bedrooms and bathrooms to sleep 22 guests across eleven rooms. The property is yours alone—ideal for large gatherings, multi-generational trips or group celebrations. A private hot tub sits in the back garden, which opens onto two separate courtyards with seating and a barbecue.
Inside, the accommodation spreads across three floors, with mix of double, king, super-king and single beds, plus bunks for children. Most bedrooms have their own ensuite; some share bathrooms. The ground floor holds two living spaces, a dining room, kitchen and utility room with washing and drying facilities. A study holds games and books. Essentials like heating, electricity, bed linen, towels and wifi are covered. There are 4 steps at the entrance and a covered pond in the garden to be aware of. The property welcomes one well-behaved pet at no extra cost. Parking for six cars is available privately on-site, and a bike store is provided.
Bridlington attracts families seeking seaside breaks without leaving Yorkshire. The town has the usual coastal attractions, and staying at Kilburn House means you're close enough to walk to them, yet far enough away to relax. Non-smokers only.

Having just come back from a weekend at this house I was very disappointed.The outside area was a disgrace weeds on block paving it had never been cleaned for a long time the cushions for seat we’re disgusting covered in bird poo.The toilet in room one was loose no light bulb in bedside light.Other people had problems also.The outside at the front wanted a good wash as well as the window ledges in the back for the money that was paid I found this unacceptable and would expect my niece to be compensated for these problems.Also just so you know the houses next door both look derelict.I would think long and hard before going here.Lesley A Hall

14 of us stayed for a family celebration, large comfortable living room, plenty of space to all eat together in the dining room, large well equipped kitchen, lots of bedroom choices and a hot tub, great location too.

What an excellent guest house. Very welcoming and friendly owners Jan & Billy. Jan prepared some lovely ham and egg sandwiches with some crisps and an apple pie with a drink to take to work with me because I was setting off early and would miss breakfast. THE ROOM very clean. I had bath robe, towels, shampoo and conditioner all provided with my own separate bathroom in the hallway with a key. TV in the room and a kettle, biscuits and milk. 10/10 would recommend to anyone looking for a nice place to stay. Thank you very much Jan & Billy

Second time at the Kilburn guest house . Well what can I say this place is a little gem. Jan and Billy your hosts make you feel so welcome . The food is great the rooms are spotless . We had lovely cooked breakfast every morning we also had evening meal one night and was able to invite 2 friends to dine with us at the Kilburn our friends were made to feel equally as welcome . Nothing is to much trouble for Jan and Billy . Rooms are supplied with towels hair dryers even shower caps . Needle and cotton . You really could not be in a better guest house than Jan and Billys little gem The Kilburn .
