About Exmoor Manor Guest House

Exmoor Manor is a family-run guest house at Barbrook, in the hills a short drive above Lynton and Lynmouth, on the road that climbs from the coast onto the open moor. It is the most affordable option on this list and the least formal, which is precisely the appeal for walkers, cyclists and anyone travelling with a dog.

Bedrooms are all en suite and straightforward rather than luxurious, with tea and coffee facilities, a small fridge and complimentary toiletries. There is a residents' bar and lounge, a garden, and generous free parking, which is a real advantage given how tight parking is down in the two towns.

Dogs are genuinely welcome rather than merely tolerated, and the location suits people who intend to be out all day. The Valley of Rocks, Watersmeet and the coast path are all within a few minutes' drive or a decent walk, the moorland around Brendon Common begins almost immediately behind the house, and Barbrook itself has a shop. Lynton's restaurants and the cliff railway are around a mile downhill, though the return climb is steep enough that most guests drive or take the bus.

We had a wonderful stay at this charming hotel. The location is absolutely perfect—central to everything and in a beautiful setting. From the moment we arrived, Kev and Jan made us feel very welcome with their warm hospitality. The room was beautifully decorated, comfortable, and spotlessly clean, with thoughtful touches like complimentary towels, soaps, and a selection of teas, coffees, and hot chocolates. The bed was incredibly comfy, and the shower was fantastic. The peaceful and relaxed atmosphere of the hotel made our stay truly enjoyable. Breakfast was top-notch—fresh eggs, sausages, bacon, mushrooms, baked beans, grilled tomatoes, and hash browns, all served with care. It’s clear that a lot of attention goes into providing a high-quality experience. We can see why this hotel is so special, and it’s evident that the owners have put a lot of love into creating a welcoming environment. Thank you Helen & Richard

Such a Beautiful hotel in an equally Beautiful Location. Everything was just perfect Kev and Jan where so Hospitable from the moment we walked in. The room was exquisitely laid out, Towels Complementary soaps , Tea , Coffee and Hot chocolate with ample milk and Sugar available. The bed was Comfy and the shower was wonderful. The whole atmosphere of the hotel was relaxed and quiet which was exactly what we needed. Breakfast in the morning was first class fresh eggs & we where lucky to get double yolks , sausage and bacon ,mushrooms where delicious. Had a great chat with Kevin and Jan as well.. Just want to thank both of you for the wonderful time worth every penny. Thank You. Emma & Andy

We enjoyed a 9 night stay at the hotel, and we had a really lovely time. Jan and Kevin are so friendly, always make time to stop for a chat and really make you feel welcome. The food in both the pub and the hotel itself is delicious, the breakfast menu caters for everyone and nothing was too much trouble, they even catered perfectly for our 3 year old son. Our room was the perfect size, really clean with a light and airy feel to it. The grounds are beautiful too! We would highly recommend to anyone staying in Lynton, as you won’t be disappointed :)

We had a very pleasant meal in the pub/restaurant. The landlord was very friendly and the atmosphere was lovely with the large log burner. The food was reasonably priced, well portioned and tasty. There was a good selection of local beers and ciders. We have heard very good things about the Sunday roast! Would gladly visit again.
