The Rother and Arun valleys are prime walking country, and a pub sits within a mile of House on the Brooks. Hardham itself sits on the line of Stane Street, the Roman road that ran from Chichester to London, and the property occupies ground where the Roman camp once stood. The South Downs rise to frame the landscape, and the valley meadows—a designated wading bird breeding ground—flood seasonally or flower according to the time of year. All of this is visible from the house.
House on the Brooks is a single property housing up to 14 guests across four bedrooms and four bathrooms, each bedroom with its own ensuite. The ground floor includes an open-plan living and dining area with television, a kitchen fitted with an electric cooker, dishwasher and microwave, and direct access to the garden. Electricity, Wi-Fi, bed linen and towels are included. Parking is on site, and you have private fishing rights.
The building itself is a modern timber-frame design in the style of a Saxon hall, with exposed roof timbers and furnishings throughout. It suits large groups—families gathering together, friends on an extended visit—who want space to spread out across the ground floor and into the grounds. Smoking is not permitted inside.

Our family stayed at the main house, cabin and streamline from Xmas Eve to 2nd January. The location, house and surrounding areas are all brilliant. Lovely walks and sheep in the fields next to the house. There were a lot of us and we had visitors during our stay. Plenty of plates, glasses and cutlery in the small kitchen but only one cooker which wasn’t enough to feed 20 Christmas Day. As we’d seen the house before we thought to take heated trays, slow cookers and extra pans plus air fryers. There aren’t many kitchen utensils and what are there were old and difficult to cope with a big group. The sofas need strengthening underneath as the dip when you sit down was close to the floor in places. The decor in the house was beautiful and a lovely Christmas tree which all added to the magic of Christmas. I stayed in the cabin which was nice, a short walk to the house and close to the streamline where we were also staying. That is very compact but okay for the guys staying there. It could’ve had a better clean especially under the beds. The cabin was clean but not much space for cases. The first night there was plenty of activity in the wall cavities which continued for the duration of our stay. I did call about the problem after a few nights of disturbance and a lovely lady came to put poison blocks in the whole of the plaster board that our visitor rat/squirrel had broken through. It was with us every night during our stay. The barn which was next to the cabin had a large number of men ( at least 10) arrive on the 30th Dec and they were in the new year spirit. They partied from the minute they arrived until 4.30 am on the 2nd Jan when we and they were due to leave. Continuous music going for 72 hours….. even the rat/ squirrel in the cabin couldn’t compete with that! So there were a few issues during our stay but in saying that we all embraced the festive celebrations and had a great stay.

House on the Brooks made for an amazing location for our work Christmas party. We booked out all of the accommodation for 2 nights. The rooms were beautiful, clean, and warm. Michelle was really helpful and quick to respond to any questions and helped us make sure everything was in place for 50 of us! A memorable and lovely stay overall.

Beautiful designed spaces lovely atmosphere, just a shame the owners have never thought about cleaning it or maintaining it. Clean bead sheets, but everything is a bit tired and knackered

Lovely house with 4 large bedrooms, a kitchen and a nice living room. Each bedroom has its own private bathroom, which is very useful when travelling with several couples. Very quiet environment.
