Walk into Hay Barn and you're confronted with space. A converted barn in Over Kellet, it opens on the ground floor into a large kitchen and living area where a wood burner anchors one end of the room. French doors lead through to an enclosed garden with patio and furniture. A second living room sits separately, each with its own Smart TV. A utility room handles laundry. The kitchen itself is properly equipped for feeding a crowd—electric oven, induction hob, microwave, air fryer, wine cooler and coffee machine all present. A single bedroom and separate toilet complete this level.
Upstairs and above are six bedrooms distributed across two floors. One kingsize and one double come with full ensuite bathrooms (one with bath and shower, one shower only). Another kingsize has its ensuite. Two further doubles share the family bathroom on the first floor. Two more doubles occupy the second floor. All bathrooms have heated towel rails. Four cars can park on site. Wi-Fi, electricity, bed linen and towels are included, as is the initial fuel for the wood burner. No smoking throughout.
The location sits within reach of the Lake District and Yorkshire Dales. Hay Barn suits large groups—families, celebrations, gatherings of friends—who need genuine separation between spaces and genuine comfort.

This place was absolutely gorgeous - massive cottage overlooking hills upon hills - what can you say - did not want to go home. Back garden was massive and we made the most of the beautiful hot tub. More than enough plates and cutlery - two huge fridges. The kitchen has an island and lovely cake and wine left as a hello for us. The owners were lovely - especially Jeremy who we met several times - wonderful man - lovely dog also. Anyway look forward to going again. MICHALINA & FAMILY

This is a true gem - a fantastic renovation by the owners who haven't skimped on any detail. How fantastic to find a place which sleeps 10 and no one gets an inferior room! The space is very generous and the furnishings are tasteful and sumptuous but at the same time you feel relaxed and at home. The owners, who live next door, have put heart and soul into this property and it really shows. A great space for multi-generational get-togethers and reunions. And if you're lucky you get to have Monty the dog as company! A super stay. Six stars!

We stayed at Hay Barn a few weeks ago with 2 other couples. It was by far and away the best holiday home we've ever stayed in. It is beautifully decorated and finished to an exceptionally high standard with so much attention to detail. It is modern, light, comfortable and spacious yet maintains a traditional feel with oak beams, large fireplace etc. So much thought and care has been put into the design and layout by the hosts. The bedrooms are large with super comfortable beds and the kitchen is really well equipped and laid out. You won't want to eat out! The lounge is large with a wonderful log burner but still manages to feel cosy. And the snug area by the window is the perfect, peaceful place to read a book and feel totally relaxed. The hot tub and snooker table are an added bonus and were well used during our stay. The location is spot on with magnificent views of Ingleborough. In fact, it is in an ideal location for exploring the Yorkshire Dales, Lancashire and the Lake District. It is a very versatile house as it would just as easily suit a large family as well as couples. And finally, thanks to Hayley and Jem who are the perfect hosts. They are friendly, helpful and very knowledgeable of the area. Nothing is too much trouble. We will definitely be back!
