It's a practical base for business trips or overnight breaks, with the surrounding services providing quick access on and off the road.

Inside, the hotel's 100 rooms are generally spacious, with comfortable beds, decent showers and air conditioning that guests find effective, though some rooms have been let down by patchy upkeep. Overall, it was okay. The toilet had an unpleasant smell, similar to drains. There was only one towel provided for two people, and the room wasn't cleaned during our stay, even though the hotel states that housekeeping is done daily. We stayed for two nights. On the positive side, there is a lovely walking area behind the hotel, which we really enjoyed.

Great place to stay. 25 mins feim Roundhay park for a festival. Great shopping complex 10 mons away. Mcdonald's, nandos, noodle chopstick place. Pizza express etc. Hotel was clean and serviced, nice staff. Free parking for guests. Silent rooms even though close to the Motorway. Reasonable price. Good breakfast

Don't be deceived by the hotel's website photos. They try to give the image this is a classy hotel. Reality is that it's no better than a Travelodge. As you can read from the other reviews, it's a newish hotel that has not seen any refurb since it opened I guess several years ago. Peeling silicon around the shower. Weird smell in the corridors. Bathroom is small, you can hardly turn around in it. Toilet seat had a missing screw so was half coming off. The shower has half a glass screen...but the water splashes when having a shower as it goes through the other open half on to the bathroom floor...who on earth designed these showers!? Drinks station was well stocked...but DIRTY! Clearly hadn't seen a wash in years! Reception is poor...barely functional...arrived with no one there. After 5 mins someone turned up. Even a B&B is manned...yet this place isn't!? The ONLY positive is the location...on the edge of east Leeds, and has an artificial park/lake which is nice as is the food facilities of the service station immediately next door. ❌ But I do NOT RECOMMEND, and I would not stay here ever again! ❌

AVOID AT ALL COST! Worst hotel I’ve ever stayed in. The room was disgusting, they clearly didn’t clean the room from the previous guest(s?). As soon as I’ve entered the room, I found beard hair all over the bathroom and the room. The floor was horrible with many colorful stains. The toilet seat was yellow. Mold in the shower. We’ve found long hair in the bed. The bed sheets were too small for the bed.
