The hot tub is the draw here—a private soak for up to four people that needs booking ahead with the owner. Redroofs Barn is a converted agricultural building in rural Nottinghamshire, surrounded by farmland on the edge of Grassthorpe Lane. It sleeps six across two bedrooms and two bathrooms, with the main bedroom holding a kingsize and two singles, plus French doors onto a Juliet balcony. The second has two singles. One dog can stay at no extra cost.
Downstairs, the open-plan living and dining space has patio doors leading to a gravelled courtyard with outdoor seating. The kitchen is properly equipped for self-catering—electric range, dishwasher, American fridge freezer—and there's a separate toilet. The sitting room overlooks open countryside. Heating, electricity, bed linen, towels and wi-fi are included. The property is yours alone, with private parking for four cars and a bike store. Smoking and vaping are not permitted.
Sherwood Forest is within reach, and the A1 is close by for exploring further afield. The location suits families, groups of friends, or couples wanting countryside peace with the option of a hot soak at the end of the day.

We had a lovely last minute weekend away at Redroofs Barn holiday cottage. We received a warm welcome from Sally who greeted us and showed us how to use the hot tub. The hot tub was immaculate and was checked twice daily. We thoroughly enjoyed relaxing in it and taking in the views. The barn itself is home from home. It is well equipped, really clean and spacious. It has been done to a high standard. The bedrooms are large and beds really comfortable. Sally gives great tips for days out and where to eat etc. She is on hand in case of any queries. We took our 4 legged friend Freddie with us and he had the best time. The garden was secure so we could relax. Feeding bowls, throws and treats were provided. He enjoyed Sherwood Forest and lots of visits to local pubs where he was made very welcome. We would definitely recommend and hope to return again soon.

Home after a lovely Easter weekend break at Redroofs Barn. What a beautiful little Gem, the cottage had everything and more, and the hot tub was definitely worth the little extra! Sally was a wonderful, friendly host and made us feel so welcome. Look forward to visiting again in the future ☺️

Stayed for a week in August 2025. It is a fantastic cottage, incredibly clean, comfortable beds, super well stocked kitchen, full size fridge and the best hot tub we have ever had. The owner is incredibly professional and helpful, and it is well located for lots of child friendly activities. Can’t wait to go back.
