Selby sits in North Yorkshire countryside with straightforward access to York, the coast and the Pennines beyond. Ivy Grange Cottage is a ground-floor property on a working farm near Laburnum Farm, where the landscape immediately around you offers walking and cycling without leaving the gates. The market town itself is a ten-minute drive; York is fifteen miles away.
The cottage sleeps five across two bedrooms—one with a kingsize and a single bed, the other with two singles. A bathroom with both bath and shower, a separate toilet, and a living room with a 50-inch television make up the rest. The kitchen is fully fitted for cooking, with a dishwasher and electric cooker, and there's a utility room with a washing machine. Wi-Fi, heating, electricity, bed linen and towels are all included. One well-behaved dog stays free of charge.
An enclosed courtyard with garden furniture and a barbecue opens from the property, and private parking is available for three cars. The cottage is non-smoking. Dog owners will find this setup particularly practical: the farmland setting means exercise and adventure are on your doorstep, and the enclosed garden gives your dog a secure space to rest between outings.

The best holiday I have experienced in ages. Being able to feed the horse (indie) and meet the homeowners other animals was such a special touch. This cottage has been everything to me and I cannot fault it one bit. It is perfection. Peaceful. And simply getaway of a lifetime. Carole is absolutely lovely and so kind and nothing is ever too hard of an ask for her. She’s exceptionally helpful and I cannot express my gratitude enough for her. It’s an animal lovers dream quite literally. I absolutely adore this place and truly dread going back home. It’s absolute perfection in every single way and I cannot express enough how this will be worth all your money.

A fantastic cottage that has everything that you need and more, a well equipped ,well furnished and decorated cottage that is beautifully finished. The location is perfect for a quiet retreat. The owner certainly goes above and beyond what is expected and is lovely to deal with.

This is the best place we've stayed. It's peaceful, has a great feel to the place, the Cottage has everything & more you might need & the host (Carol) is truly amazing. Nothing is too much trouble & she made our stay fabulous, in what were quite stressful circumstances. We would highly recommend 5* 🤩🌟 Oh and her chicken's eggs 🥚 are also lovely 😀

A bit aprehensive of a holiday in the Selby area, but what a wonderful surprise. Most comfortable bed we have had in over 100 holiday cottages. Owner thought of absolutely everything and more. In fact we are definitely going to go back, which is not something we normally do. Owner is a lovely woman, very friendly and chatty without being obtrusive. Would recommend to anyone.
