Everything at Little Orchard unfolds on one level. You step into a generous open-plan living space with woodburner and access through French doors to the rear garden. The kitchen has electric cooking, dishwasher and coffee machine; a utility room houses the washer-dryer. Four bedrooms branch off the main living area: two with kingsize beds and French doors to the garden, one with a double, one with two singles. Two bathrooms and a separate toilet serve the house, with underfloor heating in the bathrooms. One bedroom has its own ensuite. The property sleeps eight and accepts one pet free of charge.

The garden wraps around the house with patio, seating and a summer house, and there is parking for eight cars on site. Electricity, Wi-Fi, bed linen and towels are provided, along with initial fuel for the woodburner. The house is set in open countryside; Reepham, a Georgian market town with independent shops and restaurants, lies 1.3 miles away. Marriott's Way cycle path runs nearby, and country walks start from the property. The ground-floor layout, spacious rooms and garden access make it accessible for mixed-age groups, though the garden contains steps. No smoking indoors.
