The Anchorage

Walking into The Anchorage, you step into a ground-floor layout built for space and entertaining. A boot room leads through to a living room with a wood burner and wooden floors, while the dining room connects to a conservatory with patio doors opening onto the garden. The kitchen has an electric range, microwave, dishwasher and everything you need to cook for a group; a utility room with washing machine sits alongside. Four bedrooms span both floors: two doubles and two twin rooms, with the first bedroom offering an en-suite walk-in shower, and the first-floor twin bedroom has its own balcony. A further bathroom and separate toilet serve the other bedrooms. Central heating, electricity, bed linen, towels and Wi-Fi are included.

Outside is where this property becomes unusual. The enclosed lawn stretches toward a summerhouse and gives direct access to a private waterway leading into Wroxham Broad. You can launch your own boat from the property or moor a day boat there free of charge; fishing from the garden is possible with a licence during the season. Six cars can park on the drive, and there's a covered cart shed housing a table tennis table. One small dog stays free. The grounds contain an unfenced river 10 yards away, which matters if you have young children. Wroxham itself—known for its position on the Norfolk Broads—is minutes away by water or car, with all the town's shops and restaurants nearby.
