Elms Cottage

Elms Cottage comes ready for immediate use. Electricity, Wi-Fi, bed linen and towels are all provided, along with a welcome pack and extra touches for dogs. The kitchen has an electric cooker and microwave for preparing meals, while a washing machine handles laundry. Heating is gas central, and there's a smart TV with Netflix in the living room if you need downtime.

The layout spreads across two floors. Downstairs holds a living room with a sofa bed, a kitchen and dining area, a utility room, and a separate toilet. Upstairs are two bedrooms—one with a double and a pull-out single, the other with a double and Freeview TV—plus a bathroom with a bath and shower. The cottage sleeps five in total. One dog stays free, and there's an enclosed garden and patio for outdoor time. On-road parking is available. No smoking indoors.

Sadberge village sits near Darlington, with two pubs within a mile and rural walks starting from the cottage itself. The town centre, 10 minutes' drive away, has shops, a weekly market, restaurants and a theatre. Richmond's castle and Georgian Theatre are within 30 minutes if you want to explore further afield.
