About Northcote Manor Farm

Tucked into a summer hay field on a small working farm, Northcote Manor Farm offers proper rural Devon camping with Dartmoor views and resident donkeys called Teabag and Woolly. The peaceful, level pitches give you space to spread out without feeling on top of your neighbours, though facilities are basic – clean toilets, fresh water and waste disposal, but no showers or electric hookups.

The pretty village of Northlew sits three miles away, perfect for accessing footpaths and bridleways straight from the pub. Okehampton's market-town amenities are ten minutes by car, while Dartmoor's tor hikes and wild ponies start from the park edge, also ten minutes' drive. The Granite Way walking and cycling path begins just outside town.

This is simple, back-to-basics camping in sloping Devon countryside – ideal if you want to properly unplug, watch sheep graze and slip into the slow rhythm of farmland life.

We stayed at Northcote for 3 nights, this is our 2nd time visiting. It’s the perfect base for exploring North Devon! Everything is geared up for families, they have a lovely, clean pool, a kitted out games room in their barn and the surrounding fields and woodland are perfect for exploring with little ones. Keith and Gaynor that run it are two of the nicest, most welcoming people you will ever meet

We booked the farm via Vrbo in February 2025 for a weeks break beginning August 17th. As per the other bad reviews the host cancelled 2 DAYS before the start of the holiday. This is disgusting behaviour. How do they expect us to find another holiday in that time? They clearly got a better booking elsewhere. PLEASE BE AWARE YOUR BOOKING MEANS NOTHING.

Just got back from Northcote Manor farm, our 5th year here (I’ll let that speak for itself!) we are a large family of 34 ranging from 0-82. From the moment we arrive we all feel at home. The scenery around the farm is beautiful, the children and dogs have free roam around the fields and love just being free and able to run around to burn off their energy. We all come together at night and sit around the courtyard drinking, laughing and just enjoying ourselves. The covered outdoor pool is a Godsend for the kids. They have recently built a sheltered wooden decking area so if it’s raining or too sunny the adults can sit under it and are able to keep an eye on the children while they are swimming. It also looks pretty at night with the solar lights on. The games room is fab, it has table tennis, pool, basketball and a selection of smaller games. We have had a lot of fun on the fields. This year we arranged a sports day for the whole family, a quiz night and a night of challenge games. But in previous years we’ve hired a bouncy castle, they also have a large trampoline on the bottom field. A couple of years ago we hosted an 80th party for my grandad which was based on the 1940’s and hired a couple to come and teach us a few swing dances on the courtyard and got caterers to make and bring the party food. Aiden is very accommodating and approachable and is there to help if you need him. Our usual day trips are Saunton Sands which is a dog friendly beach and Illfracombe, but if you did want a day at the farm there’s plenty to do to keep you all entertained. Thanks Aiden for opening your beautiful home for us all to enjoy. We are looking forward to visiting again next year!

My husband and I stayed here as a short break after lockdown, the new owners made us feel very welcome. We stayed in Poppy cottage which had everything we needed, the living area was very spacious with a private garden. The games room was full of different things to do as well as an extensive green area with a trampoline and ball games. We didn't use the swimming pool but it looked nice and clean. The farm sits in a great location, meaning we could easily travel to the beach and local amenities (there is a big Tesco within a 10min drive) Ilfracombe and Coombe Martin are also just a short drive away. We loved our stay so much we are already planning on staying again in September! Highly recommended
