The Lincolnshire Wolds rise within walking distance of Brook House Farm Cottage, an ideal starting point for exploring the Area of Outstanding Natural Beauty on foot or by bike. Half an hour's drive puts you on the east coast at Skegness, Sutton on Sea or Mablethorpe, where long sandy beaches and traditional seaside amenities await. Louth and Horncastle, both about seven miles away, serve as market towns with independent shops and—in Horncastle's case—a particular reputation for antique dealers. Lincoln, thirty minutes inland, centres on its cathedral and castle, with the wharf providing restaurants and cafés by the water.
The cottage itself is a converted barn with two bedrooms and one bathroom, arranged on the ground floor for straightforward living. One room has a kingsize bed, the other two singles; the bathroom combines a bath with a walk-in shower. The kitchen is fully fitted for self-catering, and a living and dining space sits at the heart of the property. Essentials including electricity, wi-fi, bed linen and towels come as standard, along with heating and hot water. One well-behaved dog stays free, and there is an enclosed patio garden plus a shared lawn for outdoor space.
Private parking for two cars sits on the property. A stream runs fifty metres from the boundary, unfenced. The owner's farm operates a horse stud and livery yard nearby. Dog-friendly pubs and restaurants lie three miles away. Smoking is not permitted inside.
