Skegness and its sandy beaches lie just 10 miles south, while walkers and cyclists can head straight out from the door into the Lincolnshire Wolds. Antique-filled market towns—Horncastle, Louth, Alford and Spilsby—are short drives away. The Battle of Britain Memorial Flight at Coningsby and the Lancaster Bomber at East Kirkby Airfield are both within 20 minutes for those interested in aviation history. Lincoln's cathedral and castle are 40 minutes off.

Psalter Farmhouse is a detached property with space for 12 guests across six bedrooms and four bathrooms. Three of the bedrooms have ensuite facilities; one has a super king bed and a dressing area. Downstairs, two living rooms, a kitchen with electric cooking and dishwasher, and a games room with table tennis open onto a large garden. Electricity, bed linen and towels are provided. The house is non-smoking.

The nearest pub with restaurant is 1¼ miles away at Skendleby Psalter. A shop lies 2 miles off. The property suits families and groups needing to spread out comfortably for a week.

Booked this property for my 30th birthday and it was a huge disappointment. Upon arrival we discovered that the hot tub was not working and despite this being raised with management, it could not be fixed at any point during our stay. This was particularly disappointing as the hot tub was one of the key facilities we had paid for and was a big part of why we chose the property. Whilst I appreciate that this is a farmhouse and some insects are to be expected, the overall cleanliness was not up to an acceptable standard. My bedroom alone had over 10 large spiders, there were lots of flies throughout the property, and the outside furniture was covered in bird droppings and appeared not to have been cleaned for some time. The BBQ had also clearly not been cleaned after the previous guests with leftover food still inside and a bun left on the grill when we arrived. We also encountered a number of other issues including a leaking fridge, lights that did not work in the games room, and problems with the toilet flushing. On several occasions, we had to use a bucket of water to help flush it properly. Unfortunately, the number of issues significantly affected what was supposed to be a special birthday stay. We requested a partial refund due to the hot tub being unavailable for the entirety of our stay, given that it was one of the advertised facilities we had paid for. However, the owner refused our request outright. Based on our experience, I would not recommend staying here. It was incredibly disappointing to feel that despite raising multiple issues, there was very little effort to resolve them or acknowledge the impact they had on our stay. I would give 0 stars if that were an option.

Having had a holiday over Christmas at this property I messaged the point of contact, plus the owner, the message below. To which they both COMPLETELY IGNORE! Having spent just shy of £3000, I cannot believe they didn't even have the decency to respond. Lots of people would have rung on Christmas Day about the tap that simply unattached itself from the sink after leaking since arrival, but being the kind of people we are we didn't as we didn't want to bother anyone! Now I wish we had. Such a shame as it's such a beautiful property. If only they had responded back appropriately about all of the maintenance/cleanliness issues. We had a brilliant holiday in your beautiful farmhouse however I have some feedback regarding quite a lot of maintenance issues within the house. The downstairs toilet radiator doesn't work meaning the room is freezing, damp, mouldy and wallpaper is peeling off. Whilst we appreciate it is an old property, having broken radiators isn't acceptable. The same goes for the utility room however on this occasion it didn't bother us as it kept all the drinks cold! The tap in the kitchen was leaking from when we arrived and was clearly a problem beforehand as there was a bowl underneath collecting water - we weren't warned of this and the fact we needed to empty the bowl. As time went on the leak got worse to the point it was spraying everywhere and then the entire tap fell off. My partner & Dad fixed this so we could use it whilst we were within the property but it needs repairing asap as it will come off for the next guests and then they will be unable to use the sink. Various light switch knobs come straight off in your hand, in the dining room, snug & is completely missing in the games room. The plug in the sink in the room above the dining room doesn't work so you can't fill the sink with water to wash your face. The shower in the ensuite in the master bedroom is completely broken, the pipe leaks a lot of water and the shower head slides straight to the bottom when water is running as the holder is broken. If you take the shower off to hold it, it stops running. Cleanliness was at a very low standard, nothing was dusted not even where you plug your phone in behind the bed, again we appreciate it is impossible to keep an old house spotless as we live in an old property ourselves but when you plug your phone in and get covered in cobwebs, it isn't ideal. Also where you plus your phone in has pieces of confetti from whoever stayed previously meaning the bed hadn't been pulled out and hoovered at all. Lots of mould in showers and under the shower doors looked like they hadn't been cleaned for months. The double bed upstairs is VERY creaky to the point it kept the guest in that room awake which is a real shame & not really acceptable. Lots of the curtains need rehanging/fixing as hard to open/close. Also there is a big problem with bugs particularly in the main bedroom which by the end of the week the ceiling near the window was covered. There were dead flies on carpets & on the table tennis table when we arrived! The kitchen is brilliantly equipped (only complaint there is all the knives are very blunt) and all of the beds are lovely & comfortable, towels & duvets were lovely (bar the creaking bed which was still comfortable but very loud!) The house is very warm and full of charm which we loved. Communication was also fabulous which was a real positive. The house is beautiful, and with those small tweaks it would have been perfect.
