Nice, I would say up market, static van site. We use "Let's Host Holidays" who have a number of holiday accommodations, some with hot tubs, on site There is a leisure centre and sizable club house bar that serves up good quality at food and drinks. The location is ideal for sightseeing and trips into Hull that is a great city to wander around, especially the free amenities and free museums in the Old Town quarter.

⚠️ WARNING – THINK TWICE BEFORE BUYING AT THIS Haven Holidays PARK I’m writing this as a real owner experience so others don’t make the same mistake. We paid just over £38,000 for a static caravan only 4 years ago and barely used it. When we decided to sell, the park offered to buy it back for £2,850, saying it was “too old.” That’s over 90% of the value gone. You don’t control your exit — they do. Leaving the park is just as bad. Because the full 2 months’ notice wasn’t given, they charged an extra 3 months of site fees plus disconnection — around £2,100. No flexibility, no common sense, even though they were aware months in advance that the caravan was going to be sold. Just rigid rules used to extract more money. The way owners are treated is unacceptable. After a small kitchen fire damaged the clubhouse, there were basically no facilities for around 18 months while it was rebuilt. Despite this, site fees were not reduced by a single penny. You pay full price, even when the park cannot deliver what you’re paying for. On top of that, access to the park is controlled entirely by them. There were periods where roads were being resurfaced and the park was completely closed for a full day — no entry or exit allowed. So even though you “own” a caravan there, you don’t actually have full access to it. The general feeling as an owner is simple: constant charges, strict rules, and no real support — just a system designed to benefit the park, not the people paying into it. Dealing with staff didn’t help either. In particular, Nick Hodge came across as aggressive and intimidating, which only made an already frustrating situation worse. At this point, it’s not even about the money anymore — it’s about getting out and having nothing more to do with it. This is not real ownership. It’s a controlled environment where you take the financial hit and the park keeps the advantage. If you’re considering buying here, be very careful — understand exactly what you’re getting into before committing.
