Spent 3 nights and had some great day trips to Brighton, Hastings and the nearby Beachy Head and Seven Sisters. This is a lovely guest house. Our room was clean and well furnished with a comfortable bed and a great shower. The breakfast was plentiful and of high quality and the staff were attentive and friendly. Add a great location and private parking and you have a top choice for your Eastbourne break.

Room 4 was clean, bed was comfy. En suite was small and very nice. We paid for parking. The room was not refurbished as advertised and l had to ask for a hair drier which should have been in the room. The breakfast was okay, very greasy and couldn't eat the scrambled egg as it hadn't been mixed properly. Presentation at breakfast needs attention. Butter or spreadables just left out on a shelf, milk not refrigerated a d cereal co tai ers looked grubby. Orange juice just left in cartons. The young men running the b & b were polite and helpful. We won't stay again though. They need to up their game!

July 2025 review, new owners: We love the location and parking at this B&B and I had stayed again 2 years ago with my husband with the current owner (booked via a 3rd party website and review left there at the time.) I was keen to update my Google review to reflect the new owners and our latest experience on this trip with my mum. Adam was so helpful and accommodating and squeezed us in despite well booked. We had a newly refurbished room on the 2nd floor which had not been previously let out. What a lovely room! We really liked the space, airiness, and décor. The bathroom was a good size too and Adam provided us with a fan as it was a hot spell of weather. Having the window open and using the fan made it very comfortable so this was much appreciated. Breakfast was served 8.30 - 9.30 with guests choosing their time slot on check-in. We found the food to be of decent quality and well cooked, with a very friendly server who was keen to please. One morning everyone came down to breakfast at once and he did struggle with this, but remained polite and managed to get everyone's food to them by working round the tables systematically. We just enjoyed being in holiday mood and were happy to wait. Finally, I highly recommend the outdoor tables for an evening meal if you don't want to go out. (There are tables inside if weather does not allow alfresco dining.) This will remain our first choice accommodation in Eastbourne and we're grateful to Adam and team for looking after us so well. Previous review, previous owners: Traveling from the north with mum, we know what is important to us: guaranteed parking without lots of manoeuvring after a long journey; accessible shower; space to relax in a pleasant room in the evenings as we're not night-life lovers. Beamsley Lodge ticks every box - and more! Parking was great and not difficult, Alison and Dave were lovely and welcoming, stopping to chat in passing and they have thought of everything, down to a mini fridge in the room. We loved our bright, sunny room with the light table and chairs between the windows. The shower room was well designed and even included toiletries, and everything was very clean. Breakfast was great, served in a lovely room, and there was even an honesty bar at very reasonable prices for an evening treat if wanted. We loved our stay here and hope to return next time we travel to visit nearby family.

This is our 2nd visit. Great location as we have family near by. Lovely double bedroom with en suite shower room. All beautifully furnished & comfortable room. Breakfast is amazing. All cooked by the lovely Alison whilst happy & friendly Dave takes your orders. Great system even when there is a full dining room because everyone decides to have breakfast early. Even when its open for an hour!! Lovely hosts. Great view of the seafront opposite. We will be returning again soon......says it all really. Thank you Alison & Dave.
