Birch Tree Cottage sits on a quiet corner of a small estate within Cairngorms National Park, ten minutes from Aviemore. Everything is on the ground floor: a living room with smart TV and electric fire, a kitchen/dining room with full appliances including dishwasher and washing machine, and a sun room with a woodburner. Two bedrooms sleep five—a double in one room, two singles in the other—and there is one bathroom plus a separate toilet. The south-facing terrace overlooks parkland scattered with heather and birch, and the large enclosed garden has furniture and a barbecue; note there is a steep bank at one end. Parking accommodates two cars, with garage space for one.

Essentials like electricity, heating, bed linen, towels and wi-fi are included, as is initial fuel for the woodburner. A cot and highchair are available. The location suits walkers and climbers heading into the Cairngorm range, and skiers in season. Fishing and golf are nearby, and a pub and sports shops are about 500 yards away. The property is no smoking throughout.
