The Bunkhouse at River Black Water Holiday Lets is a single-storey, self-contained property sleeping up to six guests in three bunk beds. Everything you need comes as standard: electricity, heating, bed linen, towels and Wi-Fi are all included, so you arrive to a ready-made base rather than having to sort utilities. The kitchen has a combi microwave and oven for cooking proper meals, there's a cubicle shower room, and the open-plan living and dining area keeps the group together without fuss. On-site parking fits two cars, and you have use of a shared sitting-out area in the grounds.
This is uncomplicated accommodation in the right location for people who want to explore rather than be entertained indoors. Walkers use it to access Ben Wyvis and the Black Water; cyclists have forest routes on the doorstep. Dingwall is nearby for supplies and services. The Highland setting means real scenery and genuine quiet—the property draws water from a well, which is simply how things work here. No smoking is the policy throughout.

Lovely couple serving nice food, homely but with a touch of wild in the surroundings. We were watching a red kite flying above with house martins closer on the river before eating. As it was my birthday on our visit I was presented with a chocolate birthday cake. Just a lovely way to round off the day.

The cabins are a little dated, but very comfortable and well furnished. The staff are welcoming and the pub is very old school. The building has a lot of history. Stay there if you're passing through.

I visited the river black water inn for an evening meal while staying at a nearby Airbnb. My liver and bacon with onion gravy and mash was excellent , as was the sticky toffee pudding to follow. Very friendly hosts. Would definitely visit again when next in the area.
