You arrive at Tawny Owl Barn to find a two-storey stone conversion on a working farm in Cutthorpe, set back down a private lane with direct access to walking routes around Linacre Reservoirs and Holmebrook Country Park. The whole property is yours alone, with parking on site and a fully enclosed private garden where you can use the hot tub.

Downstairs there is a living room with woodburner, leather sofas and exposed stonework, plus a kitchen/dining area with electric oven, ceramic hob, dishwasher and washing machine – everything needed to cook and eat together as a group. One single bedroom is also on the ground floor. Upstairs, two en-suite bedrooms sit on wooden floors: one with a double bed, one with two singles. All three bedrooms have their own shower cubicles and heated towel rails. The barn is double-glazed and centrally heated throughout.

Wifi, electricity, bed linen, towels and the initial fuel for the woodburner are included. The enclosed garden has patio furniture and a barbecue; a shared dog walking field is available on the farm, and games and DVDs are kept in a communal store. Smoking is not permitted. The property suits families or groups exploring the Peak District, with easy access to both serious walking and gentler countryside strolls.
