Horning sits at the heart of the Norfolk Broads, a network of navigable waterways that stretches for over 125 miles. Kestrel Cottage occupies a prime position within Ferry Marina, right on the water's edge with its own mooring and direct access to the River Bure from a decked terrace. The village itself—a 15-minute walk away—has pubs, restaurants and shops; the Ferry Inn is particularly close by.

The cottage sleeps six across three bedrooms, each with its own bathroom. Ground floor includes a zip-and-link super king (convertible to singles) with French doors opening onto the terrace, plus a pair of single beds. Upstairs, an open-plan living space with Freeview TV and dining area sits alongside a galley kitchen equipped for proper cooking, and a third zip-and-link bedroom. A decked balcony on the first floor overlooks the marina. Essentials like heating, electricity, linen and towels are covered; wi-fi is available throughout.

The unobstructed access to the river makes this particularly suited to boating and fishing—pike are notably active between November and January. Families and couples both use it regularly. Note that there is an unfenced drop from the terrace to the water a few yards out, and smoking is not permitted. Two cars can park on site.
