Llanfair Caereinion and its surroundings offer plenty to explore without straying far. A pub sits within a mile of The Annex at Is Y Coed, and the market town itself has shops and local character. Walking routes including Glyndwr's Way are accessible, as is the Montgomery Canal. Powis Castle lies a short drive away, and Lake Vyrnwy, Montgomery, Snowdonia and Bala Lake are all within thirty minutes by car. The Tanat and Banwy valleys draw motorcyclists, and railway heritage sites are scattered throughout the area.

The property itself is a converted annex arranged over three levels but accessed entirely at ground floor. It sleeps four across two bedrooms: a kingsize in one, two single beds in the other. The shower room has a double enclosure. A living and dining space flows into a kitchen equipped for proper self-catering, with gas cooking, dishwasher and fridge-freezer. Heating, electricity, bed linen, towels and wifi are all covered. One dog is welcome at no extra charge. Parking for two cars sits on site, and an electric vehicle charging point is available at additional cost.

The annex sits in quiet countryside with a shared courtyard. No smoking is permitted inside. Check-in is after 16:30 and checkout before 11:00.
