The Peacock Barn

The Peacock Barn sits on working farmland in the High Weald Area of Outstanding Natural Beauty, surrounded by 80 acres of sheep and horses. Access is via a half-mile farm drive from Burwash village, where a 15th-century pub sits at the lane's entrance—close enough for an easy walk. From the property itself, footpaths lead across open countryside in multiple directions.

Everything is on the ground floor: a spacious open-plan living area with woodburner, a kitchen equipped for proper cooking, two bedrooms (one with a zip-and-link super king bed, one with a standard king), and a bathroom with both bath and shower. Bed linen, towels, electricity and wi-fi are included; the woodburner's initial fuel is also provided. There's an enclosed shingle garden with a terrace, BBQ and seating. One dog is welcome. Private parking fits two cars, and a bike store is available.

Burwash itself is a conservation-area village with a long history—18th and 19th-century smugglers and highwaymen operated here. Bateman's, a Jacobean house once owned by Rudyard Kipling and now open through the National Trust, lies just outside the village. Bodiam Castle (8 miles) and Battle Abbey (9 miles) are both nearby, as is the Kent and East Sussex steam railway, which runs through 10½ miles of countryside between Bodiam and Tenterden.

Yet another visit this year 2023 and we are booked again. This cottage is so lovely, relaxing and in the middle of nowhere! Can’t wait and the views from the barn/cottage are excellent. Countryside for miles. You know what time it is though when you hear the sound of the train horn going through from down in Etchingham. Tony & Lynne
