Patching is a quiet village on the edge of the South Downs, with footpaths leading directly into the national park and Long Furlong downland within reach. France Cottage sits here with open views across fields toward Patching church, and horses grazing in the neighbouring meadow for much of the year. The original flint-faced building dates partly to 1724, with the area's history tied to the Napoleonic Wars when it housed French prisoners; a wood visible from the cottage was used as a field hospital.
The cottage sleeps four across three bedrooms: a king-sized bed in the main room with front aspect, and two single rooms with views toward the Downs. Downstairs are a living room with open fireplace and Freeview TV, separate dining room, and kitchen with gas cooker and the usual appliances for self-catering. The bathroom is finished in 1930s style with a bath and shower attachment. Original features throughout include exposed floorboards and fireplaces, alongside a separate larder off the kitchen. Bed linen, towels, electricity and wifi are included; the cottage is heated by gas. One dog is welcome.
The private garden has sitting-out furniture and space to relax with countryside views. Private parking for one car is provided. Patching has a pub within a mile, and the South Downs offer walking and cycling in several directions from the village. No smoking inside the property.
