Saham Toney is well positioned for exploring Breckland's outdoor spaces and market towns. Horseshoes House itself is built to accommodate two families or a larger group entirely separately: the main cottage holds four bedrooms and multiple living areas, while an annexe contains a fifth bedroom with its own kitchen and bathroom. All five bedrooms are upstairs, freeing the ground floors for communal living. The property sleeps 10 across a mix of double and single beds.

Two distinct seating rooms give people space to spread out—one with an open fire, the other a wood burner—plus a separate sitting room without a television. The kitchen is properly equipped for cooking in volume, and there is a utility room with an extra fridge and dishwasher. The hot tub sits in the enclosed rear garden on a patio, surrounded by lawn and garden furniture. Three parking spaces are available (one has limited height). Essentials including electricity, bed linen, towels and wifi are provided, and initial fuel for both fires is included. One dog can stay for free. The property is non-smoking.
