Pheasant Roost

The Norfolk Broads, Norwich's medieval streets, Sandringham and the coast are all within reach of Pheasant Roost. Swanton Morley's country pubs sit 1.5 miles away, making this a practical base for exploring the region's nature reserves, market towns, golf courses and Dinosaur Adventure Park.

This barn conversion occupies 20 acres of grounds with its own covered swimming pool (open 9am to 6.30pm, Easter through October) and private hot tub. The main living space is open plan—a kitchen with electric oven and hob leads to dining and sitting areas with freeview television. Three bedrooms sleep six: a double with four poster bed and ensuite shower on the ground floor, a further double, and a room with two singles. A family bathroom with bath and shower serves the remaining bedrooms. Bed linen, towels, wifi and underfloor heating are included. The garden is lawned, and one pet stays free.

The property is non-smoking. There is a natural water supply from a borehole, and an unfenced ornamental pond in the grounds.

This is in a nice property but a little dated and not all the appliances worked the pool is definitely not heated despite being told it was and while there is a hot tub it's not private or fully working and is only available at set times, there is no mention of bringing your own towels for the hot tub, although the owner who lives at the property kindly loaned us some to use, we barely used it as not only was it not fully working you had to walk across the owners garden in full view of anyone there to get to it, no privacy at all unfortunately and whilst trying to relax in the property you can hear the owners moving about next door so not a relaxing feeling, we were really disappointed with the whole experience and would not return , it was expensive and we expected more and for at least things to be working fully

Lovely property in the middle of the countryside. It is a lovely building no doubt about that but I didn’t book it for the building. It would have been nice if there had been a “welcome pack” on arrival no shop around so we couldn’t even have a drink on arrival because there was no milk or anything so go prepared. I booked it because I wanted a swimming pool so I was disappointed because it was freezing and I particularly checked before booking that it was heated and was told it was! It was definitely cold! Husband only got in once and only for a few minutes because it was freezing so for us it was bitterly disappointing because this was the only reason I booked this place and we ended up not being able to spend our time in the pool. So don’t book it if you think you are getting a nice heated pool because you aren’t. Hot tub again a disappointment half of the jets in it didn’t work. I’m sorry but when you pay the amount we paid we expected more. It said towels were provided they are BUT again if you want to use the pool and hot tub make sure you take towels as you are not allowed to take the towels out of the property to the pool area. And they would be too small anyway. Also it is quite a walk from the property to the pool across a garden so make sure you have something you can wear to and from the pool! I didn’t do any cooking there I used the hob twice and that didn’t work too well it was very slow only one ring seems to give out any heat. The electric mixer in the cupboard doesn’t work. A nice clean place to stop but for the cost and what we wanted as I said the pool I was disappointed that it wasn’t heated like I was told it would be.

What a magical place. We have shared many visits to Pheasant Roost over the last few years; we never tire of it. It's so relaxing and yet so much to see and do. The swimming pool is wonderful. You soon get used to the coolness; although it can get quite warm if it's been sunny. Lots of nature to see in the area; go for a stroll along the lane or in the nature reserve in the evening and see the wildlife! A bonus is having the living and kitchen area upstairs and lovely cool bedrooms downstairs. All houses should be made this way. Already booked again for next year..

It's an absolutely stunning place. We we have one dog and everywhere is dog friendly and there is plenty of beautiful places to walk. It's very much in the country and the experience feels far from anywhere. If you need something Dereham isn't far. There's two pubs (angel and the Darby) which are both very good for food and drink and very friendly as well as dog friendly. There's a local shop and a very nice butcher's / delicatessen. Entertainment comes in the form of a private pool, hot tub, badminton court and inside there's a TV with a dvd player, books, films and boardgames (for those rainy days). If the sun is shining, there's no better place to be. The barn is upside down (beds downstairs) and sleeps 6, with one en suite and a separate bathroom. 3 bedrooms with 2 double beds and 1 twin bedroom. The upstairs is a huge open plan barn with a fully equipped kitchen. The hosts are on site and very helpful. In short if you're looking for a cottage get away and you have kids and a dog you will feel very welcome and happy. Or if you are small group of 6, again it's ideal. We will book again.
