St Andrews Barn

St Andrews Barn is a converted barn set back from the road along a private drive in open countryside south of Swaffham. The building sits within an enclosed, landscaped garden with a seating area and furniture for outdoor use. What distinguishes it is the indoor heated swimming pool—39ft by 13ft, year-round access, and reserved for guests alone—which opens directly into the main house.

Four bedrooms sleep up to eight people across two floors. Downstairs holds an open-plan living space with a dining area, a fitted kitchen equipped for full self-catering, bedroom one (double bed), and two shower rooms. Upstairs are three further bedrooms: two singles, a double, and a galleried double with sloped ceilings. There's parking for four cars on site. Electricity, Wi-Fi, bed linen and towels are included; heating is by oil central system. The property operates as a whole rental only and is non-smoking throughout.

The Broads are about 25 miles away, with boat hire at Wroxham; the North Norfolk coastline has beaches and walking paths within reach. Kings Lynn (16 miles) and Norwich (18 miles) both have shops, dining and cultural venues. An unfenced pond sits 50 yards away in the owner's adjoining garden.
