This converted barn sits on a private lane within the owner's grounds near the Helford River, a single-storey property reached down its own drive. The layout is straightforward: a living room with woodburner and patio doors opening to an enclosed garden, a kitchen-diner with full cooking and laundry facilities, two bedrooms (one kingsize, one with twin singles), and a bathroom with bath and shower. Everything is on ground level. Bed linen, towels, Wi-Fi and electricity are included; heating runs free from October to May.

The enclosed patio has garden furniture and a barbecue. There is parking for two cars on site. One small to medium dog can stay free, kept on a lead. No smoking inside.
