Footpaths from the grounds lead straight into the Lincolnshire Wolds, with a bridle path connecting to Donington-on-Bain village—a short walk for its pub, shop, post office and tearoom. The Boot Room is a converted barn on grounds shared with the owner's home and another cottage, set where you can watch birds and wildlife from the garden or the heated outdoor hot tub.
The property has two kingsize bedrooms, each with its own ensuite shower room and heated towel rail, and a ground floor combining living space, dining area and kitchen in one open plan. A woodburner warms the tiled floors on cooler evenings; the kitchen is equipped to cook proper meals. Bed linen, towels, electricity and logs are included. Two cars can park on site, and there is bike storage if you want to explore further afield.
Outside, an enclosed lawn and patio overlook woodland and a lake 25 yards from the cottage. A lake on the grounds means children must be supervised. The whole property is yours alone, and one well-behaved dog is welcome. No smoking indoors.

Nestled within the beautifully kept grounds of Garden House Cottages are 3 lovely dog friendly holiday homes. This review will focus on "The Boot room". To start, for those taking their dogs, it's good to know dogs are required to stay on the ground floor of the cottage, which won't suit everyone but remember you are in someone else's property and should respect their request. This wasn't an issue for us as our dog is not allowed upstairs at home, however the cottage living room does have an original stable door which we locked closed at night. Our dog slept in the large open space beneath the stairs. We also closed the porch door to make a suitable enclosure for her and to keep her off the furniture at night. When out and about on the grounds, dogs should be kept on leads as there are other animals around including horse, sheep, ducks and other dogs. The cottage itself a beautifully converted stable with original features. The decor is in keeping with the overall rustic look and feel of the cottage. All lighting, exposed beams and original iron work fits nicely. The log burner puts out a descent amount of heat in the cosy living area. The kitchen/dining area is also well laid out with high quality Howdens kitchen cabinets and appliances. It was clean, well equipped and a pleasure to use, it had everything we needed for our stay. The 2 bedrooms both had king-size beds and ensuites. More than enough bedroom storage for clothing, they also had hairdryers so no need to take one. The beds were very comfortable, one firm and one soft. However mattress firmness is a personal preference and we werent disappointed. The garden is enclosed and has plenty of seating for chilling or dining. You also have your own private hot tub for unwinding at the end of the day.. or after breakfast. On top of all this, the owners are lovely. They are very welcoming, friendly and helpful. We will definitely be returning.
