You'll walk in to find generous living space arranged across two floors. The ground floor centres on a living room with an open fire, a separate dining room, and a kitchen fitted with electric oven, gas hob and dishwasher. There's a utility room with washing machine, and a downstairs toilet. Upstairs are three bedrooms: one with a super king bed and television, one with a king bed, and one with two singles. The single bathroom has a bath and shower over.

The defining feature is the riverside position on the Waveney, right in Beccles town. You have a private terrace overlooking the water, an enclosed garden with patio, and a large mooring with boat slip-way—bring a dinghy or hire locally and head straight into the southern Broads. The garden has furniture and a barbecue. Parking is on site for two cars. Wi-Fi, bed linen, towels, heating and hot water are included; pets stay free, and one dog or cat can come with you. The house is non-smoking. There's a welcome pack, travel cot, highchair and stairgate for families with young children. Beccles town centre with its market square, pubs, restaurants and independent shops is within walking distance.
