A Victorian guest house on Eastbourne's Royal Parade, with simple sea-view rooms and free on-site parking.
About Sea View Guest House
A Victorian building on Royal Parade forms the setting for Sea View Guest House, a modest ten-room property overlooking Eastbourne's seafront. The period façade gives way to a straightforward, comfortable interior with a lounge for relaxing and a lift for easier access to the upper floors.
Rooms are kept simple and functional, with some benefiting from private balconies that make the most of the sea views. Breakfast is included, and there's a restaurant and bar on site for drinks and meals without needing to head out. Guests also have use of a garden, meeting rooms, and concierge services, while luggage storage is handy for early arrivals or late departures. The property also hosts weddings, and drinks can be brought straight to your room.
Free on-site parking makes it an easy base for exploring Eastbourne and the surrounding East Sussex coastline, with the seafront itself right on the doorstep. It's a no-frills option that suits those wanting a straightforward stay by the sea rather than a luxury experience.
What guests say
Enjoyed a lovely weeks stay in Eastbourne here . Slight mix-up with them over-booking so we ended up staying in the quest house next door but the hosts were very apologetic . On that note Rich and Kate was very friendly as previous reviews state and the cakes they make by reception (complementary ) are lovely . Room was serviced and tea /coffee /milk replenished a few times and Rich and Kate asked me or my partner if we needed anything multiple times without being -overbearing . We’d choose sea-view if staying in Eastbourne again just because of them tbh . Our room was lovely ( the price was on the cheaper side for the area ) lovely balcony over-looking the sea , beautiful view to sit there and relax . If you do want a breakfast they do a continental in house or the glass house rester-aunt over the road does a good fry up (pricey but very good quality and filling ) . The bed was comfy with amble wardrobe and Chester draw space. Bathroom a bit dated but was clean and we both are shower people ( shower pressure was pretty good ) . Could argue the option of a bath or shower is a bonus many would only have a shower . We can’t really fault our stay there tbh . P.s I’d consider buying a bigger mini fridge for our room thou we drink gallons of water so was not really possible to keep water bottles cold but we would deffo stay here again

Where do I even begin? Richard and Katie were absolutely AMAZING hosts and genuinely wonderful people. We honestly did not want to leave! From the moment we arrived, we received such a warm and friendly welcome. The entrance area is beautifully presented like a small dining space, complete with a lovely coffee bar and a selection of fresh homemade baked treats covered in glass dish displays. Everything was displayed so thoughtfully, with little cards listing the ingredients in front of each dish for guests with allergies or intolerances. It may seem like a small detail, but it shows just how much care they put into making every guest feel comfortable and looked after. There is also a shared mini fridge downstairs stocked with fresh bottles of cold water, as well as fresh milk kept in a proper glass jug. Even those little touches made the place feel so warm, homely, and special. Our room was at the very top and had an incredible private balcony. The room was spotless, comfortable, and everything worked perfectly. The bed was extremely comfortable as well. I normally have trouble sleeping, but I slept really well throughout our stay, which says a lot about how peaceful and relaxing the room was. We even had a cute little fridge in the room, which I called the “micro fridge.” It contained small bottles of water and a little glass jug of fresh cream. Beside it was our own tea and coffee station with a kettle, so we could make a hot drink without even needing to leave the room. Richard and Katie truly seemed to think of everything. The balcony and view were absolutely breathtaking. It was the perfect size for two people to sit together and watch the sunrise over the sea. Peaceful, heavenly, and genuinely gorgeous. The clean white bedding and fresh white towels made the whole room feel bright, relaxing, and extremely well cared for. It was warm outside when we arrived, so I was also lucky enough to meet one of their cats. As a cat lover, seeing such a beautiful, happy, and friendly kitty made the welcome even better! Check in and check out were both incredibly easy, and throughout our entire stay, Richard and Katie were thoughtful, kind, welcoming, and attentive without ever making us feel crowded. They have created something truly special here. Five stars simply does not feel like enough. This stay was 5 out of 5, 10 out of 10, and 20 out of 20! Giving them only five stars feels like robbery because they deserve so many more. Every guesthouse host should strive to provide the level of care, cleanliness, warmth, and hospitality that Richard and Katie offer. Honestly, I would love to see you both on Four in a Bed. Apply for the show and bring home first place because you absolutely deserve to take a run at it! 😂 Thank you both so much for such a wonderful experience and for making us feel so welcome. We would return without hesitation and would absolutely love to stay again!

I had the most wonderful stay. Beautiful room with a lovely view The hosts Katie and Richard are the most charming people you could meet. Home made cake and biscuits were supplied and breakfast was in a charming front of house conservatory. Will definitely return to stay in the summer. A perfect stay. Thank you so much Katie and Rich x
