The converted barn retains period features—vaulted ceilings, exposed brick, timber beams and a working fireplace—while the three bedrooms and two bathrooms mean everyone gets their own space. Downstairs are two double rooms and a bathroom with both bath and shower; upstairs, a further bedroom with twin singles. The ground floor also has a spacious living and dining area with a wood-burning stove, a fully equipped kitchen with dishwasher, and a utility room with washing machine.

The property is near enough to Martham that the village shop and pub are a few minutes' walk away. Beaches and sand dunes lie three miles off, part of Norfolk's protected landscape. BeWILDerwood at Horning—an outdoor adventure park with tree houses, zip wires and marsh walks—is within reach for children. The wider area has historic houses, nature reserves, and Norwich's museums, theatres and restaurants to explore. Wi-Fi, heating, electricity, bed linen and towels are included. A walled courtyard with seating overlooks the garden; parking for three cars is provided. No smoking throughout.
