Alder Lodge opens into a bright, airy ground floor where the living room has an open fire and doors onto the garden, while the dining room and kitchen flow together naturally. That kitchen comes fully equipped for cooking—electric oven and hob, dishwasher, two fridge-freezers and a slow cooker—alongside a utility room with a washing machine. A conservatory and separate toilet complete the ground level.
Upstairs, four bedrooms sleep eight: a kingsize with ensuite shower, a double, a room with zip-and-link singles (convertible to a super kingsize), and a fourth with bunks and a TV. The main bathroom has both a bath and separate shower cubicle. Oil central heating and electricity are included, along with bed linen, towels and wifi. One dog stays free of charge. The garage houses table tennis, air hockey and a dartboard; outside there's an enclosed garden with patio, furniture and barbecue, plus parking for three cars.
Sedgeford village sits on the North Norfolk coast with countryside surroundings and beaches within easy reach—Brancaster, Old Hunstanton and Holkham are all nearby. The Peddars Way passes close by, and the village has a pub. RSPB Titchwell Marsh and Snettisham offer birdwatching; Sandringham Estate, Wells-next-the-Sea and Burnham Market are all within reasonable distance. No smoking indoors.
