Caradon House is a Grade II listed building near Kings Lynn, redesigned to sleep up to 20 guests across ten bedrooms and eight bathrooms. The scale alone sets it apart—this is a whole property to yourselves, designed for large groups or multi-family gatherings. Ten bedrooms means flexibility in how they're configured; most have en-suites, and several feature zip-and-link beds that convert between doubles and singles.
The ground floor centres on multiple entertaining spaces: a main living area with a 42-inch TV, a separate sitting room with an open fire, two dining zones, and a games room with a pool table, table football and dartboard. The kitchen has an Aga, two dishwashers and the full equipment for cooking at scale. A utility room with washing machine and tumble dryer handles the practical side. Essentials including electricity, bed linen, towels and Wi-Fi are covered; heating is gas with partial underfloor warming, and the open fire's initial fuel is included.
Outside, an enclosed, lawned garden has a patio, seating and a gas BBQ alongside a pizza oven. On-site parking is provided. The property does not permit smoking. One dog is welcome. The fenced stream nearby needs noting if you're visiting with young children. Nearby, Rudham Church of England Primary School marks the local area; Kings Lynn town centre and the North Norfolk coast are both within reach.

Fabulous place to stay in comfort, with breathtaking views over a stunning private garden. We loved our weekend visit to Caradon House. The welcome tea with homemade cake on arrival was just one of many personal touches that made us feel at home in this beautiful home. Every bedroom was stylish and well appointed with private bathrooms and facilities. The beds are extremely comfortable; we were all able to sleep soundly in this tranquil location. We also loved the spacious kitchen with every modern feature you could ask for. The seating areas were tastefully laid out allowing guests to move into a variety of rooms to either read, watch tv, or discuss the day’s activities in this fascinating area of Norfolk And after dinner in the magnificent dining room, one can polish off dinner with a visit to their party room. Darts, pool and dressing-up fun are some of the options at your disposal. When we arrived the weather was perfect, so we enjoyed a BBQ and relaxed in the garden as the sun set. Highly recommended and can’t wait to return!

When we managed to get into the house it was stunning. The house was beautiful extremely clean and amazing for 22 of us. The fancy dress box was brilliant and everyone had fun dressing up. The rooms were beautiful and it was a great socialising house. The garden was lovely we even saw a dear in the morning which the kids loved. Loads of parking and secure garden for the kids to play. Our only let down was trying to get into the house on Friday evening where there was a hiccup.

We stayed at Caradon House as a group of 15 cricketers back in September, and it was absolutely perfect. The house itself is spacious, beautifully kept both inside and outside, and well-equipped with everything we needed to feel at home. It provided the ideal space for us to relax and remain together as a group without feeling scattered or cramped. The location couldn’t have been better either - in the middle of both grounds we played at during the weekend and within a stones throw of the lovely Crown Inn, who may or may not have looked after us very well for a few nights! (Also the food was spot on!) Communication with the hosts was smooth and helpful from start to finish, which made the stay even more enjoyable. Highly recommend Caradon House for any group looking for a comfortable and welcoming place to stay!

Absolutely wonderful. Spotlessly clean throughout. It's an amazing house, all the rooms and bathrooms are really well appointed. Most of the bedrooms are ensuite, and the few that are not have bathrooms very close by. A superb modern kitchen, 3 ovens plus a microwave. 3 dishwashers and more than enough crockery and cutlery for everyone ( there were 17 adults in our group ). The picture shows the dining table ready for our big anniversary dinner. A lovely welcome gift from the owner as we were celebrating our 50th anniversary with friends.
