Docking is a quiet village where the duck pond, shop and pub sit within walking distance, yet the North Norfolk coast with its expanses of sand at Brancaster and Thornham is only four miles away. Hollyhocks Cottage occupies a terraced position here, with a southwest-facing courtyard garden and private parking for one car.

The ground floor contains an open-plan living space with kitchen, dining and sitting areas, while upstairs are two bedrooms—one with a double bed, one with two singles—and a bathroom with bath and shower. The kitchen is fully equipped for self-catering, with oven, hob, microwave, dishwasher and washing machine. Bed linen, towels and wi-fi are included. Oil central heating covers the colder months. The property is non-smoking.

Beyond the village, the Peddars Way coastal path, RSPB reserves at Titchwell and nature reserves at Holme and Brancaster offer walking and birdwatching. Burnham Market is five miles away; Wells-next-the-Sea and Hunstanton are within ten. The Royal Sandringham Estate and Holkham Hall are nearby, and Norwich and the Norfolk Broads are an hour's drive. Note that the property has open stairs.

This is a WONDERFUL cottage in the beautiful village of Docking, close to everywhere you'd want to be in Norfolk. From the friendly and helpful communication from the owner before we arrived, through to the easy checkout process, everything was perfect for our family-of-four stay. The cottage was exceptionally clean and had all that you would need and more for your holiday. A well-stocked kitchen with good appliances, a comfy living room, two good sized bedrooms with quality bedding and a spotless bathroom with an excellent shower. It's great to have your own parking space on the property, and there's even a small outdoor space at the front next to this to enjoy reading a book or watch the friendly robins and sparrows! As for the location, you're surrounded by beautiful countryside, and an impossible number of places to visit. An early morning walk will see you surrounded by Norfolk hares, deer and pheasants and a quick drive will take you to some of the best beaches in the UK. For a family, couple or solo traveller - Hollyhocks cottage is a perfect choice for a lovely trip. I'd wholeheartedly recommend this clean, quiet, safe and well-cared for property - and the owner clearly takes every effort to ensure your stay is excellent.

I took two of my grandchildren (aged 8 and 12) to Hollyhocks Cottage in July and it was the perfect base for our break. The Cottage is very well equipped and spotlessly clean. The village of Docking is convenient for the beach and inland places of interest. I would definitely recommend a stay in the Cottage.

Our mostk recent visit to Hollyhocks cottage was 21st-28th May 2018. That’s me and my wife Vicky. The cottage is now quite familiar to us but never fails to provide a homely welcome. It sits in a quiet backwater spot within an unspoilt small village, which is close enough to many places of interest and is close to a pub/restaurant,excellent fish & chip shop and well stocked convenience store/Post Office. When we arrive, we start to relax and unwind straight away. The cottage is very comfortable and well equipped and of course spotlessly clean. My wife and I are glad we found this lovely place and hope to return soon.
