About The Butlers Hotel
Leeds city centre and the streets around Cardigan Road offer plenty to fill an evening, with pubs, restaurants and entertainment venues all close enough to reach on foot, making The Butlers Hotel a practical base for exploring the city without relying on taxis or a hire car. Free on-site parking is available for those who do drive up.
The hotel itself occupies an Edwardian building with 18 rooms, each with an en suite bathroom and free WiFi. A restaurant and bar operate on site, alongside breakfast service, so guests can eat in without venturing out if they prefer. A garden offers a quieter spot to sit, and the property runs on a small enough scale that the atmosphere leans more traditional guesthouse than large corporate hotel.
Practical extras include luggage storage, a laundry service, a lift, and meeting rooms and business services for those travelling for work, plus concierge help with local recommendations. Pets are welcome, which is worth knowing if you're travelling with an animal. Feedback on the property has been mixed rather than uniformly glowing, so it suits guests after a well-placed, no-frills stay more than a polished luxury break.
What guests say
The building is rundown, but it was cheap, the staff were lovely, the guy on the front desk let us check in an hour early and it was clean. The worst part was a fire alarm going off at 3am with no fire, and the ceilings were thin enough that the guest above us woke us up by just walking. The bed was comfy, the pillows were great, and the little touches like plenty of toilet and handwash were very appreciated.

It is what it is, a cheap place in a good location. Close to cricket, not far from airport, has a lot going for it, but it's let down inside. Needs an update to plumbing, decor, etc.

Customer service was good - gave me an option for early check it at convenience. However, the room was freezing when I had arrived, actually after the regular check-in as the windows were wide open. Reception lady seemed nice. The hotel itself is dilapidated - the bathroom tiles were cracked, physical key rather than electronic key card, furniture was stained. All minor points. Not sure if the heater was broken, couldn't manage to turn it on, but it was July so perhaps switched off from mains. There was a space heater and fan provided although I didn't notice the heater until I no longer needed it. The room eventually warmed up with the windows shut. However the bathroom floor was cold due to the tiles. Spring mattress was just about adequate, not very comfortable. My main issue was cleanliness. Under the cover was what appeared to be a dropping - in all fairness I did wonder if it was just dirt off my pants - however it did make me uneasy wondering whether there were rodents about. Under the radiators was dust, as well as the top shelf of the closet. On which there were two irons. Guessing maybe one of them didn't work? Regardless there wasn't an ironing board. There were small bits of single hairs on the floor in the bathroom. The bathroom door didn't have a lock, which seems common in hotels but this one wouldn't even shut all the way. Makes using the toilet awkward. However it was a single room so awkward situation avoided. English breakfast was an option in the morning for 7£. Sausages were lovely, bacon was too salty, mushrooms and tomatoes were clearly tinned. All that being said, if it was the cheapest option available, I would probably stay there again.

The Butlers Hotel is outstanding ! Me and my best friend booked a twin room for a few days, to attend an event in the city centre of Leeds. The manager of the hotel was very helpful and an absolute gentlemen. The Chef's breakfast's were outstanding ! The waitresses were very polite and first class. The housekeeping team clearly work hard to keep the hotel clean and tidy. Our twin room was clean and tidy, the beds were very comfortable, we are very grateful to all who work here. Our stay was very pleasant, the hotel had everything we wished for. I would definitely stay here again.
