Families and large groups gravitate to Ttich Manor for the space alone—eight bedrooms across four floors accommodate up to 17 people, making it rare to find a property that genuinely fits everyone under one roof. Five bathrooms keep mornings manageable. The layout spreads across a Grade II listed manor dating from the 12th century, refurbished to work as modern holiday accommodation without losing its period character.

Three separate living areas mean you're not all crowded into one room: there's a television lounge on the ground floor, a games room with a sound system on the lower ground, and a quieter sitting space upstairs. The kitchen is built for feeding a crowd, with multiple ovens, a dishwasher, and an American-style fridge. Out the back, a hot tub fits six, a private sauna is available year-round, and the acre of grounds includes a patio, garden furniture and a barbecue. Parking covers five cars, and there's an electric car charging point. Essentials like bed linen, towels, heating and Wi-Fi are covered. An acre of garden and Ouse Valley Park nearby give outdoor options without leaving the property. No smoking; the property is booked for holidaymakers only.

My family and I came here and it’s a time we will never forget. Amazing resources, many things to do and it’s a beautiful home. Very clean and really quiet too, the kids especially enjoyed the music box downstairs in the games room - with the home being isolated there were no worries in disturbing neighbours. The garden was really well kept with great outdoor furniture it was extremely peaceful with the birds chirping. We really enjoyed the hot tub it was amazingly clean and really luxurious. A man called Alex came in the morning to empty the bins for us, he was really helpful and talkative and also wished us a great stay. Overall it was no short from perfect and would recommend this to others, I’m sure we’ll be back again!

Customer Service left a lot to be desired, won’t hire through this company again! On the first morning, as we were setting up for a fun days activities in the garden / patio area builders arrived in the garden with heavy machines and told us we had to move out that area as work was being done. We tried to argue we didn’t know about this, and they were extremely rude and gave us no choice but to move. While there, they were smoking, swearing and then needed to access the property to and tools to someone on the roof, all disturbing our use of the property Apparently I was told about this, but not via a call, text or email as per other communications I received, no this was via a message in their internal system which I didn’t get notification of. When trying to discuss some compensation for loss of use of a key area we wanted to use, there was no budge and no compensation offered. Terrible customer service from this company and customer blaming. We also found mouldy Mac and cheese in the oven warmer from guest before, a prior tenants bank card under a bed, so their cleaners clearly only do a cursory - service level job, not a full clean, and there is clearly some leaking / plumbing issues as someone showering on the top level causes a drip though the light in the room below. When we saw this, on closer inspection there are water marks around the light fitting and the carpet area is different there, so this must have been happening a while. This happened out of ours on our last night, so admittedly not reported, but an example of poor care and attention in this property. Also, the main bathroom has a very dodgy lock, and sometimes locks people out when no-one inside. The place is very dark, it takes a lot of playing to work out what any of the light switches do, and we still don't know what all of them do. Blinds hide filthy windows, and most of the blinds can’t be used / opened due to the cords being broken. The owner clearly favours profit over maintenance or a good experience! This is an extremely expensive property, but it doesn't deliver a premium experience at all. Interestingly - when writing a review on their own site, they reserve the right to not publish any reviews they don't like... and I notice this property has no reviews.... Coincidence, I think not!

We stayed this Christmas (2024)... 14 adults, a baby and 2 dogs for 3 nights from 24th to 27th Dec. As you'd expect with any accommodation, there were good and bad points... the good, the house is in a fantastic location with easy access down to the canal so plenty of walking options. It was quiet and tucked away from the road - good. The layout of the house was great fun and I personally loved the stairs to various levels with the option of 2 varying routes to the basement games room and kitchen... the dining room was a fantastic size, to have 14 of us seated comfortably around one table was wonderful... same with the lounge, the sofas could comfortably accommodate 11 with 3 others seated on spare seats at the table or they chose the floor... we play lots of games at Christmas so we were generally up and down rather than lounging watching TV... the infrared sauna and fuseball table get a big tick and 10 out of 10 on the relaxation / fun factor respectively. The arcade game had loads of games on it but Mario Cart kept 4 of our group entertained... the kitchen was a good size and gets a tick for the fridge and I think 3 ovens... I wasn't on cook duty but know there were no complaints on that front. Now for the bad... the house is rather dark with all the slatted blinds down so I wanted to let some daylight in, extremely annoying to discover many of them were broken so you couldn't open them to let in light... those I did manage to open revealed absolutely filthy windows with cobwebs... so it had clearly been a long time since the window cleaner was called in! With 14 of us for Christmas dinner, you can imagine the dishwasher was much desired.... imagine then our annoyance when we discovered it needed salt and despite looking extensively, there was none... run it without salt you say, we would but they'd also neglected to stock a supply of dishwasher tabs... I put on the marigolds that night... now, 14 adults eating copious amounts of food and drink also use the loo quite frequently... another annoyance when all loo rolls ran out... I noticed the bedding and towels were all rather worn out too - the towels had that scratchy feel from being thin after a lifetime of washing... same goes for the bedding. I'm still going with the bad i'm afraid... on arrival, the first of our party, picked up rubbish that had scattered from a bin that was already full - we soon came to discover the scattering was from squirrels ransacking the sacks but the rubbish should have been completely emptied before our arrival... we didn't expect to pick up other people's rubbish! We naturally brought all provisions but had mistakingly thought sugar for a cup of tea might be provided... wrong... there were a couple of spoonfuls lurking in the bottom of the sugar tin. Lots of us had electric toothbrushes too and had brought our chargers but (wrongly) assumed there would be at least one 2-point shaver plug-in... nope. Mirrors... it would appear there are only 2 in the whole house... being a Christmas booking, I thought the house would be festively decorated... some very sad, thin bits of tinsel tucked into the blinds and on the mantelpiece do not count as decoration - I suspect those same old sad bits of tinsel come out year after year... time to upgrade folks!! Same goes for the tree... in a house of that size, they could at least have stretched to two sad trees but we had to make do with one..... finally, the piano... with a musician in the family, we were planning a good old sing-song.... it's out of tune [before our singing began] and a number of keys don't work... it was unplayable in truth but we suffered its tuneless drone in the spirit of festive family fun... when choosing our accommodation, the piano and jacuzzi were big draws... but the jacuzzi wasn't available over Christmas, I think we all missed that in the small-print.... Overall, we of course enjoyed ourselves and so I've given 4 stars when really it's closer to 3 or 3.5... it could have been 5 stars with a few simple tweaks and attention to detail.

Family weekend for my sister's Ruby wedding, about 15 of us. All a bit curate's egg, mostly the accommodation was good but there were odd idiosyncrasies. No spare loo rolls in any of the loos, but a stack hidden in a cupboard. Plenty of crockery and cutlery, but few serving utensils. Limited supply of dishwasher tablets, we ran out. My bedroom wouldn't stay shut and the bathroom door next door swung open if not closed. The location is great, near the canal, the aqueduct and the river.
