Beech Barn is a single-storey conversion of a 1700s farm building, set within the grounds of the owner's home in North Norfolk countryside. The entire property is yours alone, arranged on one floor for straightforward living: an open-plan living and dining space with a wood-burning stove and French doors to the garden, a kitchen equipped for proper cooking, and a utility room with washing and tumble-drying facilities. Three bedrooms sleep six—one with a kingsize bed and ensuite bathroom, two with twin singles—plus a family bathroom and a separate toilet. Heating is provided by oil central heating, with wood for the stove included; electricity, bed linen, towels, wifi and a cot are all part of your stay.
The hot tub sits on the private, enclosed lawn where you can also park up to four cars. The property suits families and groups wanting space to themselves; the Norfolk Broads are accessible for exploring, Alderfen Broad lies within walking distance for birdwatching, and BeWILDerwood Adventure Park with its treehouses and zip wires is nearby. Horning village is close by for cafés and restaurants. The owner can arrange gourmet meals on request and, for seven-night bookings in specific seasons, free day boat hire from the owner. No smoking throughout.

Staying at Beech Barn it is easy to imagine that your dream of that big lottery win has finally become a reality. The property is VAST and set across two wings for bedrooms and living space respectively. The plot is similarly expansive, with a large and secure rear garden – ideal for children and/or dogs – and a gated front courtyard. The owners have provided everything you could realistically need during your stay including all kitchen appliances/utensils, reasonably comfortable beds (albeit with some creaky bed frames), two bathrooms (and a WC) and not one but two dining areas. There’s also a large lounge with big comfortable chairs and a feature fireplace. The hamlet of Three Hammer Common is also an idyllic base to explore everything Norfolk has to offer. The broads are literally on your doorstep, as are countryside walks, charming pubs and quaint villages. Norwich is just 30 minutes to the west and the coast is a similar distance in the other direction. Downsides? Well if I were to nitpick, Beech Barn has a slightly more ‘lived in’ feel than other holiday rentals we have stayed in. Do not misunderstand me, everything is clean and tidy and works as it should but there are some areas where you can see that running repairs have been made and other places where a refresh is needed at a cosmetic level. None of which overly detracted from a peaceful week away from it all. Recommended.

Accommodation amazing but below the standard we were expecting ,communication on arrival was very good but prior to this no return to my phone calls which I was expected make according to booking instructions. Below standard for general cleanliness especially bedrooms and bathrooms. The shower door was broken in the main bathroom, the two single beds in the first bedroom were noisy and generally the place needs some TLC. Kitchen no scissors, no small glass tumblers. We were lucky enough to have a day boat included which was great fun but the provided cutlery was dirty. Location is perfect and great for exploring the broads, Horsey gap to see the seals recommended.

Stayed at the Beech Barn for 4 nights in early September. Amazing barn conversion with lots of space and well equipped. Met the host on arrival day and she was lovely and very friendly. It was all very relaxed and chilled out. Really enjoyed our stay and I would recommend it. Great location for travel to the coast with it only being a 30 minute drive.

Great position for access to the broads. Good size accommodation for 6 adults, 1 baby & a mountain dog. Property needed a bit of maintenance but would be an easy fix. No maintenance log found to report these small issues.
