North Norfolk's Broads and beaches draw visitors year-round, and this converted barn puts you within reach of both. The Boat Shed is a two-bedroom property on a working farm near Hickling, arranged over two floors with a private hot tub in an enclosed courtyard. One well-behaved dog stays free, and there's secure parking for two cars.
Downstairs, an open-plan living area has a wood-burning stove, 40-inch smart TV and dining space flowing into a kitchen equipped for proper cooking: electric oven and hob, dishwasher, microwave, fridge and freezer all feature. Upstairs, both bedrooms have super king beds (6ft) and their own shower rooms. Essentials including bed linen, towels, heating and WiFi are covered. A utility room with washing machine and tumble dryer is shared with other properties on site; a bike store and (paid) electric car charging are also available. Smoking is not permitted.
The location suits anyone drawn to water—whether for fishing Hickling Broad, birdwatching in the nature reserve, or reaching the sandy beaches at Sea Palling and Waxham, both a short drive away. Wroxham, the Broads' main hub, lies 11 miles north with waterside restaurants and river trips. The village nearby has a shop and two pubs serving food.

We have all had such a relaxing holiday here at Meadow Farm. Upon arrival we had a tray of goodies, biscuits, crisps, beer and wine. And our doggies had toys with their names on a tag which was so sweet. They loved the dog bone treats and appreciated having blankets to wrap up in at night. The accommodation was luxury and very comfortable. The hot tub was magical especially at night with the bubbles and the different coloured lights. We will definitely visit again. Thank you Dan & Sam had a great three week stay on your CL ,very peaceful,beautiful site ,just how we remember it from 30 years ago,water and ele on site for each pitch ,close by all fantastic places to visit,all coast very close by ,lovely beaches ,dog friendly too . Dan was very helpful driving us to pick up our boat from Boulters Marine services ,Horning ,would not take payment.looked after us very well too ,even gave doggies treats and presents when we left ,to come home ,will definitely return soon Gerry and Linda Kingstone x🚘🐶🐾☺️

We had a great stay last week. This is a really nice, large CL - very spacious and relaxed with electricity and water on all pitches. Dan and Sam were very welcoming and took time to give us plenty of tips. 2 great pubs close by - the Pleasure boat is an easy walk. Both do really good food. We were canoeing and there is lots of choice for launch sites. We will definitely return!

We had a wonderful weeks stay in the Boat Shed barn at Meadow Farm, we had two bedrooms both with en suite shower rooms and huge super king beds which were very comfortable, one upstairs and one on the ground floor. The owners Dan and Sam have literally thought of everything you could need and the extras they provided were above and beyond anywhere we have stayed before. There was a very generous welcome tray with tea, coffee, sugar, coffee pods, biscuits, crisps, mints etc and a toy for your dog, we left our boy at home but wished we had taken him with us as he would of loved it and been made very welcome . There were fresh flowers in the lounge and on the courtyard table, brown labels with kind little messages written on complimentary items dotted throughout the barn. We even had a bottle of chilled fizz and some beers in the fridge to welcome us after our journey, so thoughtful. The hot tub was amazing and was a great size for the four of us, Dan checked it daily so it was always ready for us when we came back after a day out exploring. We would thoroughly recommend Meadow Farm, it's adults and dogs only and has everything you could possibly need to have an amazing relaxing break, thank you Dan and Sam we loved it ......And Ozzie loves his toy giraffe from Viktor!
