Filey's bay curves along the North Yorkshire coast, and Twenty Two Sea sits within The Bay, a holiday village that overlooks the water. The house is an end-of-terrace property with direct access to a first-floor balcony and a ground-floor patio, both useful for taking in the setting or a quick breath of sea air between beach trips.
The layout spreads across two floors. Downstairs, a combined living and dining space centres on a wood-burning stove, with a modern kitchen running alongside equipped for full meals—oven, hob, dishwasher and washer-dryer all there. Bi-fold doors open onto the patio. Upstairs are two bedrooms: one with a king bed and the other sleeping a family with a double and two bunk beds, plus a bathroom with bath and shower. The property sleeps up to six. Wi-Fi, bed linen and towels come as standard.
One dog stays free; there's a crate provided and an outdoor shower with hot and cold taps. The village has a shared 20-metre swimming pool (open 9am to 6pm) and sauna. Parking is in the communal car park. An unfenced lake sits about 100 yards away in the grounds, so worth noting if you have young children. The cottage does not permit smoking.

Just returned from a wonderful week in the summer sunshine. The property stands on a beautiful position, and is a lovely place to relax and discover the area. Love the layout of the house, but there are areas that need attention. I fixed the dishwasher arm that wasn’t working properly for the previous visitors. Filled the dishwasher with salt as it was clearly empty. The extractor fan was filthy with fat dripping down on the hob, I cleaned this. The sofas had no cushions which are needed for a bit of comfort. The bi folding doors are so poor to operate they need to be replaced. The pillows in the bedrooms are terrible and need replacing , I had to go out the next day to buy some more. The quilts that are being used are so cheap , why would you buy them for a nice property.

Just stayed at 22 seas for the weekend, really well appointed house, clean and well decorated, all items you could possibly need kitchen wise and more, games and books dvds, even spare dog leads and toys beds and towels crates, tea and coffee milk and biscuit welcome pack, lots of cleaning supplies, lovely house nice baloneys to sit and have a hot chocolate, soft beds well laid out bedrooms, honestly never stayed anywhere so well with equipment for your convenience, was a real treat, really don’t need to pack as much as one thinks. Been a real pleasure and would highly recommend, thank you.

We had a lovely holiday , the house is in a great location and very well maintained. The bi fold doors and balcony upstairs are a great touch and we enjoyed watching the sun go down sat up there. There is a dog crate which we made use of and a smart TV down stairs. Only gripe would be the fridge , perhaps partly our fault as we maybe over ordered with the online shop , but with the hot weather the fridge seemed to struggle.
