The two-bedroom cottage is one half of a converted mill on a working estate, with a private patio and access to woodland grounds shared with one neighbouring cottage. The grounds contain a hard tennis court, a games room with table tennis and pool table, and garden furniture. A stream runs through the grounds unfenced. The property sits three miles from Loch Leven, popular for trout fishing and home to an RSPB nature reserve, and fifteen miles south of Perth's shops and restaurants.

Inside, the cottage is arranged over two storeys with an open spiral staircase. Downstairs holds a fitted kitchen with cooker, microwave and washer-dryer, a double bedroom, and a bathroom with bath and shower. Upstairs is a living and dining room with woodburner and Freeview television, plus a second bedroom with bunk beds. Bed linen, towels, heating and electricity are included; wi-fi is available throughout. A travel cot and highchair are on hand. Parking is provided on site. No smoking is permitted.
