The first floor holds the living spaces—an open-plan kitchen, dining and sitting area with patio doors opening onto a glass balcony that frames views across rolling countryside and the Black Mountains beyond. A wood-burning stove and underfloor heating keep things warm; the kitchen has everything needed to cook properly, including a dishwasher and coffee machine. Downstairs are two bedrooms: one with a kingsize bed and ensuite shower, the other with a zip-and-link bed that can be separated into singles. A second full bathroom serves the second bedroom. Essentials like wifi, electricity, bed linen and towels are included.

The property sits on private land with an enclosed garden and orchard, furnished with seating and a barbecue. Space for two cars is available on site. The location suits walkers—the Black Mountains, Brecon Beacons, Offa's Dyke and Hay Bluff are all nearby, with footpaths starting from the garden. Hay-on-Wye itself, famous for its literary festivals and independent bookshops, is a short drive away. No smoking.
