Court House comes ready to use. Electricity, gas heating, Wi-Fi, bed linen and towels are all included, so you arrive to a functioning home rather than a to-do list. The kitchen has an electric oven, gas hob, dishwasher and fridge-freezer; there's a washing machine in the utility room. Upstairs and down, you get seven beds across four bedrooms—a single on the ground floor, two doubles and a pair of singles on the first floor—plus two bathrooms with shower cubicles and a bath.

The house stands in central Hay-on-Wye, an end terrace with an enclosed garden, patio and space for one car on site. Hay itself is built on books and literary events, with independent shops, galleries, antique dealers, pubs and restaurants within yards. The Brecon Beacons rise nearby, with two long-distance footpaths crossing the area and open countryside for walking, cycling, fishing and horse riding. Brecon and Builth Wells are a short drive away. A children's play park and riverside walks at The Warren are within walking distance. One well-behaved dog is welcome. The property is non-smoking.
