Hastings seafront is a short drive away, and the surrounding area has plenty to explore—beaches, local walks, and traditional seaside attractions are all within easy reach. Saunders Oast Barn dates from 1860 and was completely rebuilt after severe storm damage, combining period character with contemporary comfort. The barn sits on private grounds with an enclosed patio, garden furniture and barbecue, plus parking for four cars.

Inside, you get three bedrooms and three bathrooms. Two bedrooms have a kingsize bed and two single beds each, both with an ensuite bath and shower; the third has two single beds convertible to one larger bed, with an ensuite shower room. The open-plan ground floor has a living room with television and pool table, and a fully equipped kitchen with dining space. French doors open onto the patio. Electricity, Wi-Fi, bed linen and towels are included; there's a travel cot and highchair if needed.

The property is yours alone and sleeps up to nine. One well-behaved pet is welcome. There is an unfenced pond on the owners' grounds, so families with young children should be aware. No smoking inside.

Superbe quiet location - 7 miles from Rye, 5 miles from Hastings. Just off the main road, but you would never know it. It was so quiet. Stayed as a family of 9 and found it was everything we needed. Great bedrooms, kitchen, lounge and to top it all a snooker table, which provided hours of fun. The barn itself was spotlessly clean with great facilities and an enclosed garden complete with sunloungers and a BBQ. We loved it so much we have already booked for next year.

This is a superb converted barn with amazing views and facilities. It is located between Hastings and Rye so is ideally situated to visit local sites of interest. The rooms were spacious and are ideal for going away with family or friends. Would definitely recommend this property.

Had a wonderful week recently at Saunders Oast Barn with my family. The house was immaculate with everything you could wish for and a small concern was quickly sorted out by the owner. The views from the barn are amazing and it was lovely to be greeted in the morning by the resident geese. There are some lovely walks close by too, all in all a great place for a holiday.

We had a wonderful week. Nice bit of space, but close enough to civilization that you can get places without a trek. The view from the back garden is ace, and the snooker table is even acer. Top tip - you can walk to the Two Sawyers from there via Guestling wood in under half an hour.
