Totnes sits in a pocket of South Devon where the Dart valley opens toward Dartmouth, and Tuckenhay Mill occupies one of those riverside spots where a working past becomes a holiday destination. Edgecombe Barn is a standalone conversion within the grounds, set apart from other properties on the estate to give eight guests genuine seclusion. The whole place is yours alone—four bedrooms, three bathrooms, a hot tub on the terrace, and a garden that stretches to woodland edges.
The layout is straightforward: living spaces and all four bedrooms occupy the ground floor. There's a king bed in one room with its own shower room; a double with an ensuite; and two further rooms with single beds. The kitchen opens onto a terrace through French doors, with a woodburner in the sitting room for cooler months. Essentials are covered—heating, electricity, bed linen, wi-fi—and the barn includes initial logs for the burner from October through May. A cobbled terrace holds garden furniture and a pizza oven; chess pieces are provided for lawn games.
The mill complex itself offers heated swimming pools (charged separately), a sauna and steam room, an outdoor pool in summer, and tennis courts. Families with young children have access to play areas on the grounds. The barn suits groups after space and privacy, whether staying put or using Totnes—with its independent shops, restaurants and river walks—as a base. One well-behaved pet is welcome. Smoking is not permitted anywhere on the property.
