Woodcrest Barn Cottage opens into a generous ground-floor space where the living area, dining zone and kitchen flow together without walls between them. A wood-burning stove anchors the room; Freeview Smart TV and large windows frame the countryside beyond. The kitchen is fitted for proper cooking—electric oven and hob, dishwasher, microwave and full-size fridge. Downstairs also holds a bedroom with two 3ft single beds and a bathroom with a Jacuzzi bath. Upstairs, a second bedroom contains a 4ft 6in double bed with its own ensuite shower and bath.

The grounds wrap around the cottage in an enclosed lawned courtyard with terrace, garden furniture, firepit and BBQ. The hot tub sits privately here, sized for four. Across a short path stands a separate games building housing a pool table, table tennis, washing machine and tumble dryer. Electricity, bed linen, towels and wifi are included; the heating is underfloor electric. The cottage is in Roydon village, a mile from Diss market town with its shops and cafés, and within reach of Norwich, Bury St Edmunds and the Norfolk Broads for boating. The coast—Southwold, Aldeburgh, Walberswick—is a straightforward drive away. No smoking indoors.
