The house itself is a single storey structure—one step up to the entrance—with living and dining space, a kitchen equipped for proper cooking, and three bedrooms upstairs. Two bathrooms and a shower room serve the property. Each bedroom has a zip-and-link super kingsize bed that can be separated into singles if needed. Wi-Fi, heating, bed linen and towels are all included; parking for five cars sits on the drive.

The real draw is the private hot tub, which seats six and sits within your own garden. There's also shared access to the wider grounds, though a fenced pond exists within the estate, so worth knowing if you have young children. One dog stays free. The property is strictly non-smoking. Ground-floor facilities include a sofa bed in the living room, useful if your party stretches toward eight people, and the kitchen has a dishwasher, washing machine and tumble dryer—useful if you're staying longer than a weekend.

For exploring, Bungay's independent shops and restaurants are a short drive away. Southwold beach is reachable in 25 minutes. The Norfolk Broads lie within reach for boat hire and water sports. Emporiumhifi is a nearby landmark for those using sat nav.
