The Old Vines is an upside-down coach house on the cliff above Holcombe Beach, where the main living spaces occupy the upper floor. You arrive into a large open-plan sitting and dining room with direct access to two decked terraces, alongside a well-fitted modern kitchen and cloakroom. Downstairs are three bedrooms—a master with en suite and super king bed, a double with king bed, and a twin with two singles—plus the family bathroom. The layout sleeps six across the whole property to yourselves.
Electricity, bed linen and towels are included. The terraces overlook the South Devon coastline, and a private path leads down through the estate's communal clifftop garden. Holcombe Beach itself is a five-minute walk via Smuggler's Lane. The South West Coast Path runs nearby, making this a practical base for walking holidays. Two pubs operate in Holcombe village—the Crown Inn and Smugglers Inn—with a seasonal café at the bottom of the garden near the beach. Teignmouth and Dawlish are both walkable in forty minutes, or a short drive for their beaches, shops and attractions. Shaldon, with its zoo and botanical gardens, lies under fifteen minutes away by car. No smoking inside the property.

The facilities are nice, beautifully clean, everything you need......apart from wi fi, there was none for a whole week. Hopefully when you go they'll have it up and running. However, judging by old reviews they've had the same issue so it doesn't look like they were telling the whole truth, I.e that the WiFi was only down this week.

If you’re in the area then well worth searching out. I cannot score the rooms as I haven’t stayed there. Food, and of course the wine, delicious!

The Lodges are most definitely NOT luxury. Furniture is starting to show wear and tear. Some of the mattresses need replacing as they are uncomfortable. Lodges are reasonably clean but areas under beds etc are dusty. Worst is outside areas which are filthy dirty. Bbq rusty, tables and chairs covered in cobwebs , piles of old leaves and benches and decking tatty. No wi fi at all during our stay. Bistro closed which is a shame The owners are trying to sell so it has all gone downhill sadly.

Had Breakfast here on Saturday and was blown away from local high quality produce executed to a perfect 10/10 breakfast. My husband had full and I enjoyed Avocado and Eggs. I then read some reviews and we went back today to sample the legendary Sunday Roast. In honesty, the best roast ever. The beef was so perfectly pink and tender served with an amazing generous selection of vegetables. Welcome Service Food Drinks View A total 10 out of 10. Thank you
