The Boathouse is a converted pub on Appledore's quayside, with everything you need for a seaside stay already in place. Three bedrooms sleep six: one kingsize with its own shower room, one double, and one twin. There are two further bathrooms across the property. Downstairs is a large open-plan living space with estuary views, a kitchen equipped for cooking proper meals, a games room with pool table and TV, and access to a roof terrace that looks out over the water. One car can park on site, and one dog stays free.

What matters day-to-day is covered: electricity, heating, bed linen, towels and fast Wi-Fi are included. The kitchen has an electric oven, hob, dishwasher, fridge and microwave. There are two shower rooms, useful if people are coming and going after beach time or walks along the South West Coast Path, which runs past the front door. The roof terrace, accessed by internal stairs, is worth mentioning because it's genuinely the property's draw—360-degree views and somewhere to sit outside when the weather allows, though it's not suitable for very young children.

Appledore itself is a working fishing village a few minutes' walk away, with restaurants, cafés, shops and galleries lining the quayside. The nearest beach is about two miles north. No smoking inside the property. Check-in is after 4pm, check-out before 10am.

We sat outside and saw the most beautiful sunset. The food was really delicious, the mussels the best in north Devon! Cocktails very special and served by friendly and engaging staff that honestly couldnt do enough for us…even moved us around the corner when it got a little windy! Overall gorgeous experience and it’s why we return at least twice every year when visiting Instow/Westward Ho!

My family and I went to the Boathouse for our final night of our trip to Instow. The food was great, but the service was spectacular. This lovely girl called Alicia was serving us and she was so lovely and attentive. My brother commented that the lobster (which was amazing) needed garlic butter and she immediately came to give us some — without us even asking her!! We had a lovely chat with her as well and she was so friendly and warm, it really made the experience 10x better ☺️ Alicia deserves a waitress of the year award!

Really special location overlooking the estuary and especially welcoming on a warm summer’s evening. Sadly it wasn’t very warm for us, but we were happy upstairs for my mother’s 90th birthday. First time at The Boathouse so we arrived with an open mind but hoping for delicious fish, which we had, the only proviso being it was a shame the kitchen ran out of the megrim sole by 8pm. A little surprising as it was a ‘Special’. Otherwise, all was most enjoyable thanks to particularly attentive and delightful service by Emilia, Gaynor and Sophie who really did go out of their way to make the evening special, going over and beyond with candles, pretty nightlights and happy birthday wishes. A family run beach bistro with plenty to recommend it, including an excellent wine list and terrace to enjoy its fabulous view.

My wife and I had a meal here on the last day of our holiday and it was the best meal we had all week. We arrived at 4pm and discovered the kitchen doesn't start until 5pm so we sat and had a couple of drinks at the bar and then went through to restaurant. Jessica was an excellent host. She brought us the menus when we were in the bar and then took our order as soon as the kitchen opened. We ordered the burger and linguine and both were superb. I would definitely recommend this restaurant to anyone looking for amazing food in the Instow area.
